Apartment Maintenance Technician

Summary

Looking to hire a hard-working maintenance tech with a great attitude, that is interested in learning and growing with our expanding real estate property management company. The job will require an expansive amount of apartment maintenance knowledge to handle any situation that may arise. You will review and complete work orders through our Management Software to keep our properties in good working order. Examples of common work orders include, leaky shower valve stems, HVAC repair, on-call emergency repairs, appliance issues, snaking shower drains, storm door repair, repairing fixtures, pest control, roof repair, window repair, and everything else under the sun. Experience in residential renovations is required. Must have plumbing, electrical, carpentry, appliance, drywall, and some HVAC experience for higher pay. 5 years trade experience is required.

Company van and tools provided. Clean driving record needed. Maintenance tech's also receive 2x pay for on-call emergency runs.

Responsibilities:
- Perform all maintenance tasks for our 130 unit scattered-site Ohio apartment portfolio.

- Schedule, manage, and complete work orders within our software platform- Appfolio

- Respond to maintenance requests in a timely manner and prioritize tasks based on urgency. Provide On-Call after hour support for emergency situations.
- Provide excellent customer service to our residents to ensure their satisfaction and long term tenancy.
- Maintain accurate records of receipts, time sheets, and work orders completed.
- Supervise and coordinate contractors when necessary.
- Conduct regular inspections of property grounds and buildings to look for preventative maintenance tasks to stay ahead of.
- Collaborate with other team members to help with maintenance needs across our entire apartment portfolio located in Northwest Ohio and Northeast Indiana

Requirements:
- Previous experience in Apartment Maintenance and Management.
- Proficiency in a wide area of trades including, but not limited to, plumbing, electrical, drywall, windows/doors, carpentry, HVAC and appliance repair.
- Drivers License- We supply a company work van with tools to drive between properties.
- Excellent communication skills in English, both written and verbal.
- Ability to work independently and prioritize tasks effectively. You will be the sole maintenance tech for this part of our portfolio.
- Strong problem-solving skills as there will be many different situations that need to be figured out.
- Flexibility to work on-call or outside of regular business hours when needed.
