What are the responsibilities and job description for the Design Manager position at Thompson Thrift Development?
The Design Project Manager will be responsible for all aspects of the project plans from conceptual drawings to a complete construction set. You will review all the plans and provide direction to the design consultants so that an accurate and complete set of construction drawings are ready at contract. You will also communicate closely with the general contractor’s preconstruction team to make sure that they are capturing the correct scope and quantities in their pricing proposals.
Specific Duties and Responsibilities:
- Represent Watermark in all project design meetings with design consultants.
- Review all plans to ensure Watermark Standard Finishes.
- Solicit proposals and contract with accessibility consultant, pool designer, material testing, and FF&E.
- Coordinate dry utilities - electric, phone/cable, and gas utilities.
- Maintain and update Watermark Design Standards Manual.
- Maintain project design checklist.
- Assist Owner’s Representative’s with RFI’s regarding design errors.
- Review and approve interior design scheme, furniture layout, and the furniture.
- Review comments from accessibility consultants and insure the comments get incorporated into the construction plans.
- Coordinate AV, low voltage, and access control with consultants.
- Assist in the selection of phone and cable provider.
- Obtain building permits.
Required Skills:
- Proficient in reading Multi-family construction drawings.
- Advanced knowledge of the plan design life cycle.
- Ability to lead a meeting with a room of 8-10 consultants. and direct design consultants co
- Ability to identify a plan deficiency for all design disciplines (MEP, Landscape, Architectural, Civil, Structural)
- Needs to have some general knowledge in construction pricing.
Education/ Experience:
- 4-Year Degree (preferably in Construction Management or Architecture)
- Minimum 3 years of experience in construction and/or architecture.
