This role leads our operations spanning Central to Northern California and is open to candidates based anywhere in Northern or Central California. It's a hybrid/remote position with regular travel to properties and weekly visits to our Roseville headquarters.
THE ROLE
We're looking for a hands-on District Manager to oversee a portfolio of 12–15 self-storage properties. You'll be the connective tissue between on-site teams and corporate — coaching managers, protecting the customer experience, driving revenue, and keeping every property running smoothly, safely, and on budget.
WHAT YOU'LL DO
Team Leadership & Development
- Oversee and support on-site Property Managers across 12–15 properties, including escalated customer issues
- Train managers on current self-storage policies, procedures, and regulations
- Partner with HR on recruitment and hiring
- Lead training and development of new employees
- Own staff scheduling, payroll approvals, and annual performance reviews
- Run weekly management meetings with site managers
Revenue, Budget & Performance
- Build yearly budgets for each property in coordination with Corporate
- Confirm pricing strategies with senior leadership and serve as the point of contact for relaying pricing strategy to on-site team members
- Review expenses regularly to keep every property on budget
- Oversee delinquent accounts and lien sale processes alongside site managers
Operations & Compliance
- Conduct annual audits of each property for physical condition and operational compliance
- Implement and enforce company policies and procedures
- Secret shop property managers, or coordinate a third-party vendor to do so
- Partner with the Maintenance Engineer to resolve property issues promptly
- Serve as the primary point of contact with city and county officials on property matters (e.g., stormwater reports, weed abatement)
- Review and approve or deny rental refund requests submitted by on-site managers
- Manage incident reports and coordinate with local law enforcement as needed
Vendor & Cross-Team Collaboration
- Manage vendor relationships and negotiate contracts
- Partner with the Business Development Manager on new property conversions
- Take on other duties as assigned
Desired Qualifications
- High school diploma or GED required; college degree preferred
- 2 years of experience in multi-site storage, property management, or apartment management
- Strong time-management skills and excellent verbal and written communication
- Solid MS Office proficiency; Site Link and Hummingbird (Tenant Inc) experience a plus
- A valid driver's license
- Willingness to travel regularly within a 150-mile radius (company car provided)
COMPENSATION & BENEFITS
- Salary: $70,000–$80,000 per year, depending on experience

LOGISTICS
- Job type: Full-time
- Schedule: Monday–Friday, with weekends as needed
- Work Location: Hybrid role requiring frequent travel to company locations throughout Central and Northern California, along with weekly in-person visits to the corporate office.
