Remote Maintenance Coordinator (Part-time)

Position Description:

Thirdstone Properties is seeking a new team member to join as a Maintenance Coordinator who is passionate about real estate investing and enjoys troubleshooting challenges and finding practical solutions. As Maintenance Coordinator, you will work closely with our current Maintenance Coordinator resolving incoming maintenance tickets and following up through completion. We are a young and fast-growing entrepreneurial company that has expanded quickly due to the company culture for delivering exceptional services to its clients and residents. The Maintenance Coordinator must have strong interpersonal skills, strong organizational skills with the ability to effectively manage multiple projects, deadlines, and priorities, and has a desire to provide exceptional service in a high-performance environment. Responsibilities:

· Tenant Communication: Receive maintenance requests from tenants, answer calls, and provide status updates on repairs.

· Work Order Management: Create, assign, and track work orders using property management software.

· Vendor Coordination: Schedule trusted contractors and vendors, and technicians for repairs and preventative maintenance.

· Bid and Quote Collection: Gather cost estimates from vendors for larger maintenance repairs and send to current Maintenance Coordinator for owner approval.

· Emergency Response: Coordinate emergency repair dispatch for urgent issues.

· Preventative Maintenance: Set up routine schedules for HVAC servicing, gutter cleaning, pest control, etc.

Qualifications and Background:

Core Skills

o Exceptional communication skills when dealing with tenants and vendors.

o Proven customer service excellence with strong attention to detail and problem-solving capabilities.

o Able to handle multiple maintenance tickets simultaneously without missing details.

o Ability to work independently and take initiative in problem-solving situations.

Maintenance Knowledge

o Understanding of general home repairs to judge urgency and accuracy of work and a willingness to learn the fundamentals of plumbing, electrical, and HVAC systems.

· Experience and Education

o At least 1 year of experience in property management is preferred.

o A high school diploma is required.

Personal Traits

o Interest in real estate investing and the real estate market.

o Ability to thrive under pressure in a fast-paced environment and a strong sense of urgency for maintenance issues.

o Genuinely enjoys helping people solve problems and get issues resolved.

Requirements

• This position will be Monday through Friday from 9:00am to 1:00pm starting as a 1099 contractor with opportunity to become a full-time salaried employee.
• Must have a laptop and Internet access as this is a remote work-from-home position.
• Must have a compatible smartphone capable of installing and running the company’s RingCentral mobile application.
• Must be able to occasionally commute to our Riverside office for meetings or team events.

Pay: $20.00 per hour

Expected hours: 20.0 per week
