Summary of Duties: Under direct supervision of Facility Maintenance Supervisor, performs maintenance, service and repairs of building HVAC and mechanical systems, plumbing, hardware, and fixtures. This position must utilize experience, training, and independent judgment to plan and carry out goals, missions and objectives which meet the Township's core values. Performs a variety of complicated tasks and may lead, coordinate, or guide the activities of our vendors.

Essential Employee Responsibilities: During emergency conditions, may be subject to being called to work in the event of a disaster, such as a hurricane, or other emergency and are expected to perform emergency service duties, as assigned.

Essential Duties And Responsibilities

  • Performs scheduled inspections of MEP and building envelope systems at office buildings, maintenance buildings, Woodlands Fire Stations, and other facilities interior and exterior as directed.
  • Assures compliance of preventive, corrective and general maintenance of MEP systems. Performs repairs, replacement, and maintenance of multiple systems and/or equipment, including but not limited to security access systems, motors, valves, piping, electrical components, and kitchen equipment.
  • Perform minor repairs and custodial work as needed.
  • Routine visual inspection of the A/C units, filters, and coils. Change light bulbs and ballast as needed. Assist other facility technicians as needed.
  • Responds to work orders as directed by the Facilities Supervisor. Accurately documents all maintenance and repair activities in the work order system.
  • Assists in parts and equipment orders as needed in conjunction with the repair and maintenance of facilities following all applicable procurement policies and approvals.
  • Assists with the evaluation and recommendation for selection of vendors and contractors in the purchase of equipment.
  • Coordinates and oversees contractor activities/services.
  • Observe and practice safety precautions and safety rules and regulations, maintain facilities in a clean, safe, and orderly condition, operate equipment as required. Participate in emergency response activities.
  • Operate such equipment/tools as extension ladders (to 20 feet in height), power washer, generator, drills, saw and hand tools. May use equipment such as vacuum cleaners, brooms, buffers, carpet water extraction machines.
  • Regular attendance and timeliness are an essential function of this position.
  • May be required to work special events on nights, weekends, or holidays.
  • Perform other duties as assigned.

Work Conditions

  • Regularly exposed to outside weather conditions including working in extreme heat or cold.
  • Occasionally exposed to moving mechanical parts.

Qualifications

Minimum Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education: High school education or General Education Degree (GED) required.

Experience: Two (2) years of related maintenance experience and/or training; or equivalent combination of education and experience.

Licenses And Certifications

  • Must possess or obtain within the first ninety (90) days of employment a valid Texas driver's license and meet the driver safety policy requirements.
  • HVAC Technician license, Electrician Maintenance license and/or other similar MEP trades credentials a preferred but not required.

Computer Skills: To perform this job successfully, an individual should Experience with Microsoft Office Suite including Outlook, Word and Excel and work order systems.

Physical Demands

  • Must be able to regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 40 pounds, and occasionally lift and/or move up to 100 pounds.
  • Comfortable and able to work on a 12-footstep ladder.

Freedom to Act: The employee normally performs the duty assignment after receiving general instructions as to methods, procedures, and desired result. There is some opportunity for discretion when making selection among a few, easily identifiable choices. The assignment is usually reviewed upon completion. The impact of action is moderate to benefits or costs in time, money, or public/employee relations.

Technical Skills: Knowledge and experience in providing repair and maintenance on a variety of HVAC, plumbing, electrical, electronic building security access systems, and structural components of Commercial buildings as required.

Troubleshooting skills on HVAC systems including controls, electrical systems, shafts, dampers, valves, and motors. Understand codes, permits, ordinances, rules, policies, and procedures governing these practices.

The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 40 pounds, and occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. Comfortable working on a 12-footstep ladder.

While performing the duties of this job, the employee is regularly exposed to outside weather conditions and extreme Heat or Cold. Occasional exposure to unpleasant environmental condition and/or hazards. The noise level in the work environment is usually light/moderate.
