Overview
The Maintenance Technician is responsible for maintaining the integrity of the physical assets owned by and leased to the Women’s Housing Coalition and for ensuring that all units (leased and owned) are compliant with all regulatory, loan and grant funding building/occupancy requirements. The Maintenance Tech performs maintenance on the agency-owned buildings and/or coordinates with vendors to maintain them. The Maintenance Tech is also the primary contact for all initial and annual HQS Inspections. The Maintenance Technician is responsible for multi-craft maintenance activities in assigned functional areas to ensure production and /or facility equipment operates efficiently. The Maintenance Tech is the direct representative of the health of the Women’s Housing Coalition’s properties.

Responsibilities

  • Property Management

- Personally, inspects all agency-owned buildings to verify there are no maintenance deficiencies, according to the Preventative Maintenance Schedule, and per code and lender requirements.

- Executes in-house maintenance repairs as requested by staff and residents

- Conducts move-in and move-out inspections during time of turnover

- Prioritizes and schedules maintenance according to agency’s needs

- Identifies areas of improvement in the daily physical operation of agency-owned buildings.

- Coordinates and executes swift unit turnovers immediately following move-outs

Grounds maintenance, fence repair, sign replacement, minor tree trimming and snow removal

· Small equipment/hand tool experience, operation and minor repairs of power washers, painting equipment etc.

- Uses working knowledge of annual budget to judge when and whether maintenance projects are necessary

- Remains on-call for coordinating/responding to after-hours emergencies

- Coordinates with Property Manager to develop and supervise organized volunteer opportunities to both improve/ the buildings and to market the Women’s Housing Coalition in the community.

· Assist in routine preventative maintenance and emergency repairs including correcting minor electrical malfunctions, repairing basic plumbing fixtures, pipes and fittings, repairing and replacing light fixture, repairing doors and locks, changing filters, belts, and hoses

· Coordinates/or assist work assignments for general upkeep and cleaning activities for each building

· May perform a variety of routine assignments assigned by property manager

· Performs minor repairs to interior and exterior walls, windows, ceilings, floors, railings, and other building surfaces

· Assists journey level trades personnel in skilled maintenance and repair

· Coordinates/complete entry level work orders tickets daily, and ensure that both the inside and exterior of the property meet company standards

· Completes routine forms, maintains records of unit inspections failed, passed repots etc.

· Would include the diagnosis and repair of production equipment, providing technical leadership support for other maintenance staff, and perform routine maintenance duties

· Using judgment to plan and make decisions regarding mechanical, electrical maintenance, corrective and preventive repairs, and adjustments to manufacturing equipment

· Responsible for trouble-shooting service issues that our residents encounter including – HVAC, general appliance work, carpentry, and plumbing

Compliance

In conjunction with the Property Manager, works directly with vendors and government agencies in securing the necessary permits, licenses, etc., which allow the Women’s Housing Coalition to operate housing units within the agency-owned buildings and the third-party landlord rental units. This will - include communication with third party landlords to insure proper registration and inspection documentation for rental licenses, lead testing, etc.

- Oversees all federal, city, state, and other inspections by engaging directly with the respective inspector, before, during, and after any regularly scheduled inspections

- Responds to instances of charged physical non-compliance by completing repairs or by coordinating with landlords and/or vendors to complete said repairs

Administrative

- Must actively engage in emails, calendar invites, and tasks via Microsoft Outlook

- Works with fax, telephone, and written communication.

Equipment/Machinery Used

- Basic hand tools and small power tools

- Ladders, hand trucks, electric test meters, vacuums, brooms, paint, HVAC blower, cleaning chemicals

- Computer, printer, cellular phone, calculator, telephone, copy machine, fax machine

Qualifications:

High School Diploma or GED and 3 years’ experience in mechanical maintenance of production equipment in working as a residential property management maintenance technician

HVAC maintenance and repair experience or closely related experience to ensure the ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failure

Must have valid driver's license and reliable transportation to move between buildings during the day and to respond to emergencies when on call.

Proven experience in facilities maintenance or a related field is essential.

Job Types: Full-time, Part-time

Pay: $47,000.00 - $50,000.00 per year
