Senior Construction Project Manager Mansfield Forward

The Windsor Companies is a rapidly growing vertically integrated real estate development company headquartered in Powell, OH. Windsor manages property operations, brokerage services, and construction development in the residential multifamily and mixed-use space. We are seeking an experienced, hands-on Senior Construction Project Manager to lead Mansfield Forward, our $30M historic adaptive reuse of fourteen contiguous downtown Mansfield buildings, delivering 200,000 SF of revitalized space and 102 market-rate apartments by Q1 2028.
General Scope of Work
This role owns Mansfield Forward end-to-end from the jobsite. You will be accountable for project P&L, schedule, quality, safety, and team performance across the full 18-month vertical build, with multiple Windsor crews deployed in parallel across the 14-building footprint. You will lead day-to-day execution, manage subcontractors and internal trade teams, coordinate with our development and capital teams, and serve as Windsor's senior on-site representative to the City of Mansfield, the Richland County Foundation, the Ohio State Historic Preservation Office, and our lender and investor partners. This is a marquee project with state and federal Historic Tax Credit equity and compliance with the Secretary of the Interior's Standards and the Development Agreement is central to the role.
Responsibilities:
- Own the project budget and P&L; manage buyout, change orders, draws, and monthly cost-to-complete forecasting.
- Build, maintain, and execute the master schedule across 14 buildings with multiple parallel crews; identify and protect the critical path.
- Lead management of subcontractors, vendors, and material commitments in coordination with Windsor's WCS (construction) and Defender (sitework) teams.
- Direct on-site superintendents, foremen, and trade leads; conduct daily field walks; resolve construction issues in real time.
- Enforce safety standards, quality control, and Secretary of the Interior's Standards compliance across all adaptive reuse work.
- Coordinate with the project architect, MEP engineers, historic preservation consultant, and SHPO on Part 3 certification submittals.
- Manage permitting, inspections, and code enforcement relationships with the City of Mansfield.
- Provide weekly and monthly reporting to Windsor leadership, lenders, and capital partners on schedule, budget, risk, and milestones; maintain project tracking in Smartsheet.
- Coordinate the handoff sequence to WIR (property management) and Zealot (signage) for unit turn, lease-up, and grand opening readiness.
- Build and maintain working relationships with the Richland County Foundation, downtown stakeholders, and the broader Mansfield community.
Qualifications
- 10 years of construction project management experience, with at least one full project led end-to-end at $20M or greater in total construction value.
- Direct experience with historic adaptive reuse, ideally including projects utilizing federal or state Historic Tax Credits and SHPO Part 1, 2, and 3 review cycles.
- Multifamily or mixed-use experience preferred; multi-building or multi-phase delivery experience strongly preferred.
- Demonstrated full P&L ownership including buyout, change management, and monthly cost forecasting.
- Strong subcontractor and vendor management skills with the ability to hold trades accountable to schedule, scope, and quality.
- Bachelor's degree in construction management, civil engineering, architecture, or equivalent field experience.
- OSHA 30 certification required; LEED, AIA, or historic preservation credentials a plus.
- Proficient with Smartsheet, Procore, Bluebeam, or comparable project management and document control tools; strong Excel skills.
- Comfort working in a vertically integrated, fast-moving environment where the right answer matters more than where it came from.
- Willingness to live in or commute daily to downtown Mansfield for the duration of the build.
