Job Description
Position: Maintenance Manager
Reports To: Assistant General Manager / General Manager
Section 1 – Job Summary:
Responsible for the proper functioning of all units, as well as all common areas. Responsible for implementing a deferred maintenance program to reduce required emergency repairs. Responsible for performing disciplinary action. Duties include troubleshooting and repairing malfunctions in electrical, mechanical, and plumbing systems. Maintenance manager shall be able to perform scheduled and unscheduled maintenance, property-wide, with little to no supervision.
Section 2 – Essential Job Duties & Responsibilities:
~ Organize and document daily/weekly/monthly/yearly tasks and projects to be completed
~ Attend weekly manager meetings to go communicate future and current projects, needs involving other departments, and other important information in relation to the property
~ Approve payroll weekly
~ Inspects completed work for conformance to specifications of resort standards
~ Establishes work schedules and adjusts work procedures to meet projected occupancy schedules
~ Initiates/suggests plans to motivate workers to achieve the common goals of the VOLM
~ Ability to interview and file new hire documentation
~ Maintains time and unit repair records
~ Check control panels and electrical wiring to identify issues
~ Groundskeeping: mowing lawns, weed whacking, leaf blowing and collecting trash
~ Ability to train in accordance with VOLM employee handbook, job description, and maintenance policy/procedure. Ability to develop employees’ problem-solving techniques.
~ Review/revise all maintenance SOPs
~ Complete annual employee performance evaluations and monthly one on ones
~ Check functionality of safety systems (e.g., fire alarm)
~ Develop and implement the daily workloads for the staff
~ Organize third-party vendors for large scale projects on property
~ Reports issues with a solution or resolution, to resort management.
~ Comply and enforce O.S.H.A. safety, all state and federal government regulations. Educate and clarify all regulations to staff.
~ Follow and reinforce all policy and procedures set forth in the VOLM employee handbook
Section 3 – Skills Required:
~ Technical knowledge regarding HVAC systems, Mini splits, boiler heating systems, electric, AC/DC principals, computerized building management systems, sprinkler systems, and fire alarm systems
~ Ability to develop documents using Microsoft programs-Word, Excel, PowerPoint
~ General knowledge and ability to repair/troubleshoot Wi-Fi, internet and cable TV
~ Carpentry, plumbing and electrical experience
~ Mathematical ability to calculate length, area, circumference and volume
~ Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
~ Must have excellent customer service skills.
~ Must possess good written and oral communication skills.
~ Conflict resolution
~ Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists.
~ Ability to stand, walk, and sit for long periods. The position frequently requires kneeling, stooping, twisting, bending, crawling and climbing.
~Must be able to occasionally lift, pull, and push up to 100lbs.
~ Ability to work in all-weather environments.
Section 4 – Education / Experience:
~ High school diploma, Associate’s Degree (A.A) or equivalent from two-year college or technical school
~ 5 years experience in general maintenance
~ 5 years experience in management position
~ Valid driver’s license

~ Must be available for calls all nights in emergency situations. Attendance to emergency may be required.
