Employment Type: Part-time
Work Schedule: Monday, Wednesday, and Friday, 8:00 AM to 5:00 PM (including a 30-minute lunch break)
Compensation: $28.00 per hour to $31.00 per hour, based on experience. Pay increases after a 90-day probation period. The position may become full-time after the probation period.
Job Description: We are seeking a dedicated and detail-oriented On-Site Maintenance Manager to join our residential community . The ideal candidate will be responsible for maintaining the appearance and functionality of our community, ensuring a clean, safe, and pleasant environment for all residents.
Responsibilities:
- Walk the grounds, check buildings, and pick up trash and pet waste.
- Clean garbage dumpster areas, break down, and dispose of items left out.
- Verify garbage collection on scheduled days and report any missed service.
- Perform basic pool and spa maintenance, including checking chemicals, adding water, checking skimmer baskets, arranging pool furniture, and emptying community trash cans.
- Clean and stock paper products in the cabana, exercise area, bathrooms, and all common areas.
- Sweep racquetball court as needed.
- Clean mail areas and empty recycling as needed.
- Service pet waste stations at least twice a week.
- Replace light bulbs and maintain light fixtures, ensuring all lights are checked at least once a month.
- Check and repair photocells as needed.
- Clean cobwebs from buildings and light fixtures.
- Empty all common trash cans throughout the community.
- Rake back ground contact from building siding.
- Clean property signage.
- Remove any vacated bird nests.
- Remove any identified graffiti.
- Document storage violations with photos and addresses.
- Document illegally parked vehicles with stall number, license plate, and photo.
- Perform other community maintenance tasks as requested.
Additional Duties (as time allows):
- Pressure wash aggregate sidewalks.
- Touch up paint on interior and exterior surfaces as needed.
- Repair and maintain perimeter fencing.
- Repair damaged downspouts and replace missing elbows.
- Repair rotten door brick molding, caulk, and paint to match.
- Repair dryer vents.
- Caulk all identified failing caulk joints.
Qualifications:
- Previous experience in maintenance or a related field preferred.
- Strong attention to detail and problem-solving skills.
- Ability to work independently and manage time effectively.
- Good communication skills and a friendly demeanor.
