Multifamily Capex Project Manager

About the Role

ValCap Group is a multifamily owner-operator seeking a Project Manager to own the full lifecycle of capital improvement, value-add, and major maintenance projects across our portfolio. This is a hands-on role for an experienced construction and capital projects professional who can walk a property, define what needs to be done, budget it accurately, bid it competitively, and drive it to completion on schedule and on budget.

You will report directly to senior leadership and operate with significant autonomy across our Texas and Tennessee markets.

Key Responsibilities

•      Scope Development: Develop detailed scopes of work through on-site property inspections, identifying value-add opportunities, deferred maintenance, and life-safety issues

•      Bidding & Budgeting: Build accurate project budgets, solicit and level competitive bids from qualified contractors, negotiate contracts, and manage vendor relationships

•      Project Execution: Oversee projects from award through completion against agreed-upon schedules and budgets, including quality control, draw/payment approvals, and regular progress reporting to leadership

•      Procurement: Source materials and labor directly where advantageous, leveraging supplier relationships and bulk purchasing to reduce costs

•      Site Presence: Travel regularly to properties across our markets to inspect conditions, monitor active projects, and hold contractors accountable

Representative project types include: large-scale interior unit renovation programs; siding replacement and exterior repaints; roofing replacements; deck rebuilds; leasing office renovations; foundation repairs; life-safety remediation; and property-wide lighting replacements.

Qualifications

•      5–10 years managing similar capital projects for a multifamily owner-operator, real estate private equity firm, or real estate-focused family office

•      Proven track record scoping, budgeting, bidding, and delivering renovation and capital projects on time and on budget

•      Strong working knowledge of construction trades, building systems, contractor management, and applicable codes

•      Comfortable with frequent travel to properties in other markets and extensive time on-site

•      Strong negotiation, communication, and organizational skills; able to manage multiple concurrent projects across markets with minimal oversight

•      Proficiency with project budgeting and tracking tools (Excel required; project management software a plus)

Preferred Experience

•      Hands-on experience managing multifamily renovation programs (interior units, exteriors, amenities)

•      Ground-up construction, general contracting, or development background — candidates with ground-up experience can readily execute this scope and could support future development projects as ValCap grows

•      Existing subcontractor and supplier relationships in Texas and/or Tennessee

•      Experience administering construction draws, lien waivers, and insurance/W-9 compliance

Compensation & Benefits

•      Base salary: $100,000 – $140,000, commensurate with experience

•      Performance bonus: 10–20% of base, tied to project delivery against budget and schedule

•      Travel expenses fully reimbursed
