Position Summary
The Real Estate Accounting Manager (REAM) is responsible for overseeing Real Estate Development and Property Management accounting, audits and budgeting. This position is responsible for Real Estate Development accounting and audits for projects purchased or built by The Unity Council and its affiliated organizations. Additionally, will support and train users in property management software. The Real Estate Accounting Manager will report to the Senior Real Estate Asset Finance Manager. REAM must be able to adapt to a continually evolving environment, thrive in an autonomous and deadline-oriented workplace, and manage multiple projects.
Essential Duties and Responsibilities
The duties and responsibilities include, but are not limited to the following:
Property Management
- Effectively manage an accounting team of 1-3 direct reports.
- Lead and direct Property Accountant in preparing monthly financials for residential, office and retail properties.
- Review financial statement packages prior to submittal to property management and external agencies.
- Act as liaison between third party clients, property management, real estate development and the property accounting team.
- Ensure all annual filings are completed timely with county, state, and federal agencies.
- Ensure compliance with loan covenants and prepare timely compliance reporting for lenders, investors or other related agencies.
- Ensure timely processing of debt payments, real estate taxes, owner distributions, payroll reimbursement, intercompany payables, and management fees.
- Closely monitor property cash balances to ensure all properties are able to meet payment obligations as they come due. Identify cash shortage issues and initiate solutions to avoid delinquencies.
- Manage the annual audit and tax filing process for property standalone audits
- Provide property related items as needed for The Unity Council consolidated audit.
- Manage the annual budget process for all properties in the portfolio. Collaborate with property management staff to ensure budgets are reviewed, approved, and implemented on schedule.
- Common Area Maintenance (CAM) reconciliation and billing for commercial properties.
- Coordinate with Property Management department to oversee tenant accounts receivable – timely and accurate billing and move-outs; monitoring of delinquencies.
- Provide projections and forecasting as requested, especially to ensure optimization of year end surplus cash.
- Become expert and super user for property management and accounting software.
- Assist in software training and implementation.
Real Estate Development
- Oversee all Real Estate Development accounting activity
- Coordinate with Real Estate Development to reconcile all project activity reports with accounting records.
- Review predevelopment and construction invoices and process for payment.
- Lead the cost certification process for Real Estate Development.
- Respond to funder and regulatory requests for reporting and information.
- Work in collaboration with property management, real estate development to successfully transition new properties added to the portfolio by acquisition, new construction, or 3rd party management.
- Ensure proper recording of any escrow activity (e.g. real estate acquisition, loan refinancing, title transfer, etc.).
Qualifications
- Supervisory experience leading a team of accountants.
- Strong knowledge and application of GAAP.
- 5 years of business finance or other relevant experience
- Intermediate or advanced knowledge of Excel formulas and functions
- BA, or BS, or equivalent experience required (Bachelor’s Degree in Accounting/Finance/Economics)
- Experience in nonprofit finance. Real Estate finance, including affordable housing financing, tax credit, HUD and tax-exempt bond structures a plus.
- Prior experience with Yardi a plus.
