Residential construction company is looking for an experienced Site Superintendent for single family and multi-family development in Southern New Hampshire.
Position Title: Site Superintendent
REPORTS TO: Project Manager
JOB DESCRIPTION:
The Superintendent directs employees, subcontractors, materials suppliers, inspectors and foremen of a specific project or number of projects. The Superintendent is the field representative for the builder. The Superintendent organizes the work and coordinates the various aspects of construction.
JOB SUMMARY:
LEADERSHIP
. Leads employees by example (inspects houses or units daily, takes notes, helps out with tasks).
. Delegates job tasks to subordinates and is responsible for their optimum performance
. Acts as a liaison between builders and others
. Solves problems and, when necessary, works with other employees to complete required tasks
. Makes quick, accurate decisions and takes responsibility for those decisions
· Maintains a high degree of integrity and loyalty toward the company
· Communicates plans and objectives to subcontractors and employees
· Evaluates and communicates evaluations of employees to both employee and supervisor
ORGANIZATIONAL ABILITIES
· Estimates materials and labor needed for construction in cooperation with others
· Evaluates alternate methods of construction for cost efficiency and equality
· Establishes workflow and priorities
· Maintains quality control standards and supervises the implementation
· Notifies subcontractors and Project Manager far enough in advance to assure proper scheduling of necessary work requirements
· Determines alternate work assignments during inclement weather
SCHEDULING
· Organizes contractors’ workforce and assigns work
· Coordinates, directs and schedules the work by subcontractors
COORDINATION WITH SUBCONTRACTORS
· Understands basic concepts and methods used by subcontractors
· Motivates subcontractors to optimum performance
· Conducts ongoing inspection of subcontractors’ work as it is being performed
· Ensures subcontractors are meeting OSHA standards
ADMINISTRATIVE
· Orders, inspects and verifies quantity and quality of materials and supplies
· Responsible for weekly production reports, timecards, daily logs, purchase orders and other reports
· Organizes paperwork and office procedures
BLUEPRINTS
· Reads and interprets plans and specifications
· Keeps Project Manager notified of any problems or field changes on plans
· Checks options and selections against blueprints to make sure nothing is missed
SAFETY
· Responsible for maintaining and enforcing safety measurements
QUALIFICATIONS
· Strong working knowledge of site work, blueprints and carpentry with five years experience
· Knowledge of budgets
· Proficient with multi-tasking
· Proven field supervisory skills
· Proven field technical capabilities
· Detail oriented and organized
· Good communication skills
· Team spirit
· OSHA Certification a plus
· Construction Supervisor’s License a plus
