What are the responsibilities and job description for the Property Manager position at The Schuett Companies, Inc.?
The Property Manager is under the supervision of the Regional Manager, for maintaining a professional image and providing a clean and safe environment throughout the building that is pleasing to all residents and visitors.
Duties and Responsibilities:
- Renting units: secure applications and security deposits, conduct screening, and execute leases.
- Orientation of all tenants: explanation of the terms and conditions of the lease agreement, explanation of apartment’s appliances and equipment operations.
- Maintain good tenant relations along with enforcement of the lease and tenant guidelines.
- Collecting rents, issuing late rent notices, and initiating unlawful detainer actions, and if necessary, evictions.
- Receive work orders and insure timely services are provided, follow through supervision of maintenance and custodial staff.
- Annual inspections of all units, forwarding the inspection forms to the main office. Inspections to be conducted with your regional property manager.
- Maintain emergency telephone numbers.
- Maintain key control.
- Keep solicitors off property.
- Schedule move-outs and move-ins, coordinating any repair or maintenance work on vacated units.
- Initiate security deposit refunds, monitor move-outs and check out procedure list, figure deductions from deposit.
- Compliance paperwork for all programs on site; Section 8 and Tax Credits. Annual Recertifications, Interim Recertifications, Move In/Out, Terminations and Initial Certifications.
- Public relations between the project and the community while marketing your development may require attendance at meetings and open houses, etc.
- Maintain an up-to-date waiting list and market as applicable.
- Watch the performance of outside contractors and report anything unusual to your immediate supervisor.
- Keep inventory of all equipment, supplies, and furniture in conjunction with maintenance personnel.
- Maintain all books, records for rent collections, security deposits, etc.
- Maintain an up-to-date accurate tenant file on every unit.
- Obtain bids for services in coordination with maintenance personnel.
- See that project is clean and well maintained.
- Send all approved bills, stamped, coded and initialed within a specific time to the main office. These should be addressed daily.
- Supervise all on-site staff after communicating and receiving approval from the regional property manager.
- Practice preventive maintenance in conjunction with maintenance staff.
