What are the responsibilities and job description for the Building Maintenance Supervisor (5293) position at THE SALVATION ARMY?
This position is responsible for:
Plans, assigns, coordinates, supervises, and evaluates work of the assigned staff and outside vendors. Performs a variety of skilled maintenance and preventative work for buildings, quarters, and grounds including heating, ventilation, electrical, air conditioning and carpentry work as well as day-to-day routine maintenance and repairs; conducts routine checks of the facilities. Provides custodial care for the common areas of the building and the grounds. Conducts quarterly building inspections and submits conditions reports to appropriate property leadership. Researches, negotiates, and secures outside contractors and coordinates, supervises, and evaluates work of outside vendors.
Key Responsibilities:
- Plans, assigns, coordinates, supervises, and evaluates work of the assigned staff and outside vendors; instructs and trains employees in proper methods and procedures; monitors work in progress and upon completion for quality, completeness and compliance with established policies and standards; conducts performance evaluations of subordinate employees, interviews and makes hiring/firing recommendations.
- Prepares, maintains, and inspects records of all physical machinery, heating, cooling, piping and electrical system on a planned schedule.
- Prepares and maintains accurate records for all maintenance work to ensure records are completed and maintained according to standards and guidelines; maintains the proper inventory and supplies.
- Responds to emergencies in a calm manner and initiates appropriate actions in accordance with established policies and procedures.
- Performs a variety of skilled maintenance and repair for building and grounds including HVAC, plumbing, electrical, and carpentry.
- Performs routine building maintenance activities; performs minor plumbing repairs required by leaking faucets and clogged toilets; performs carpentry work required to repair dents and/or holes in walls and paints walls.
Physical Requirements and Working Conditions:
Duties require frequent periods of physical mobility including but not limited to standing, walking, climbing, stooping, squatting, and lifting. Physical duties may be relieved by brief or occasional periods of sitting. Work requires the ability to lift and carry and/or push/pull heavy (50-100 lbs.) materials, supplies, and equipment frequently. Heavy mobility: duties are usually performed by combinations of standing, walking, climbing ladders or steps, bending, reaching, or transporting merchandise on frequent change basis relieved by fewer periods of sitting or operating a vehicle. Working requires driving a vehicle and working outdoors daily with exposure to physical discomforts associated with changes in weather such as rain, cold, snow, heat or discomforts associated with noise, dust, dirt, and the like.

Qualifications:
Education and Experience:
- Two years course work from a vocational or technical school in heating, ventilation, air conditioning, plumbing, electrical, and construction trades, AND
- Four years progressively responsible experience performing skilled maintenance and repair work for commercial buildings and grounds, with at one year in a supervisory capacity, OR
- Any equivalent combination of training and experience which provides the required knowledge, skills and abilities.
Licenses and Certifications:
- Valid Driver’s License.
