JOB TITLE: OCCUPANCY SPECIALIST – WILLIAM BOOTH TOWERS
The Salvation Army, an internationally recognized non-profit, faith-based organization, has a job opening for an Occupancy Specialist for The Salvation Army’s William Booth Towers, located in Orlando, FL.
Position Type & Pay Range: Regular Full-Time, 40 hours weekly, $17.73- $19.95 hourly.
About This Opportunity
Leases apartments, certifies and recertifies tenants; processes tenant payments; calculates rent payments for certifications and recertifications; verifies citizenship of tenants; and performs other duties as needed. Calculates tenant rent payments for certifications and recertifications; verifies rent data through HUD Enterprise Income Verification System; ensures sufficient notice is given to tenants for rent increases. Verifies citizenship of tenants. Maintains 100% occupancy rate at assigned facility. Certify new tenants; recertifies current tenant population. Maintains waiting list documentation; notifies potential tenants of their status on lists. Processes HAP report prior to the 10th of each month. Maintains tenant files, including all HUD required documentation with signatures. Processes rent; makes bank deposits. Inspects apartments of tenants submitting intent to vacate notice; coordinates with maintenance for apartment repairs and turnover work; coordinates apartment readiness with maintenance. Performs semi-annual apartment inspections; prepares letters of corrections and follow-up inspections. Prepares work order complaints; acknowledges and responds to tenant concerns and complaints.
What We Are Looking For In You
High school diploma or G.E.D. required with additional accounting or bookkeeping courses preferred, AND two years’ experience performing administrative or programmatic work in an office environment, OR any equivalent combination of training and experience which provides the required knowledge, skills, and abilities.
Licenses And Certifications
Approved background check required. Valid State Driver and Notary License (will provide).
Physical Requirements And Working Conditions
Thorough knowledge of the extensive HUD regulations regarding certifications and recertifications. Thorough knowledge of income and expense accounting practices and procedures and tools necessary to implement them, such as MS-Word and Excel or Google Sheets. Thorough knowledge of the Salvation Army’s program objectives and standards. Thorough knowledge of the principles and practices of public and business administration. Thorough knowledge of effective and efficient record-keeping and bookkeeping practices and procedures. Knowledge of the English language including proper grammar and punctuation. Extensive working knowledge of accounting practices and procedures. Thorough working knowledge of the tenant ledger including the billing system and reporting. Proficient working knowledge of the SAVE program to verify citizenship. Ability to exercise judgement and discretion in interpreting and applying policies and procedures. Ability to establish and maintain effective working relationships with Salvation Army personnel, service partners, and tenants. The ability to communicate effectively and professionally with coworkers, tenants, service partners, and the general public. Ability to maintain the confidential nature of the work. Ability to plan and organize work and set priorities with very limited supervision. Ability to meet attendance requirements. Ability to read, write and communicate the English language. Ability to perform routine mathematical computations. Ability to sort and file documents alphabetically and numerically. Ability to operate various general office equipment including a telephone, computer, and adding machine. Ability to concentrate and pay close attention to detail with constant breaks in concentration associated with answering phones or speaking in person to clients requiring assistance. Duties are usually performed seated. Sitting may be relieved by brief or occasional periods of standing or walking. Limited amount of physical effort required associated with walking, standing, lifting and carrying light objects (less than 25 lbs.) 5-10% of work time. Work is performed in an office environment where there is little or no physical discomfort associated with changes in weather or associated with noise, dust, dirt, and the like. Work may require driving a vehicle where there may be discomforts associated with heavy traffic or changes in weather.
