What are the responsibilities and job description for the Occupancy Specialist position at The Salvation Army A Georgia Corp?
Schedule/Hours: Monday - Friday 8:00 a.m. – 4:30 p.m. with a 30-minute unpaid lunch break (40 hours per week).
This position is responsible for:
Leases apartments, certifies and recertifies tenants; processes tenant payments. Performs other secretarial duties.
Key Responsibilities:
- Reviews applications for eligibility determination and tenant selection process; processes applicants and tenants information by completing/obtaining/tracking verifications, calculating rents and perfecting leases. Certify, recertify and perform interim adjustments and terminate tenancy; utilizes HUD handbook 4350.3 to make decisions about all aspects of program implementation concerning the tenants and applicants; assists the administrator in maintaining waiting list and notifying applicants of their status on the list.
- Collects rents and security deposits utilizing acceptable receipt procedures; prepares bank deposit and delivers daily collections to bank for deposit; maintains and completes vouchers for billing HUD; assists the director in completing special claims for unpaid rent, tenant damages, vacancy claims and other charges; tracks receipts and reconciles petty cash.
- Maintains and monitors all apartment complex files to include tenant files, marketing files, computer files and discs, maintenance files and operational files; ensures periodic backups of all computer files.
- Receives and posts rent deposits; prepares deposit slip for bank; makes bank deposit for tenant rent; verifies deposits with the bookkeeper.
Physical Requirements and Working Conditions:
- Ability to learn and become proficient in specific computer software.
- Ability to maintain an efficient and organized filing system to ensure that items can be retrieved in a timely manner.
- Ability to answer the telephone in a courteous and tactful manner.
- Ability to maintain the confidential nature of the work.

- High school diploma or GED required with additional secretarial courses preferred AND
- Two years experience performing clerical work in an office environment OR
- Any equivalent combination of training and experience which provides the required knowledge, skills, and abilities.
Licenses and Certifications:
Valid state driver’s license
Notary License (will provide)
Occupancy Specialist Certification preferred
