Home Buying Specialist at The ROI Guys | Sherman, TX
Our reps close 2 to 3 houses a month and earn $60,000 to $90,000 a year. Our top reps close 5 a month and earn $150,000 . No cap.
How you get paid
- $3,000/month guaranteed for your first 90 days while you ramp up on our pipeline
- After that, 10% of the assignment fee on every deal you close. Our average fee is $25,000, so the average deal pays you $2,500.
- Paid on the 1st and 15th after your deal closes and funds

Who we areThe ROI Guys has bought houses in Grayson County for over 7 years. We help homeowners with inherited houses, tired rentals, and properties that won't sell the normal way. Fast, fair, and local.
The jobSellers call us. You go meet them. Our lead manager books hot, inbound appointments with sellers who already raised their hand. No cold calling. No door knocking. No buying lists. No real estate license required. You walk the property, find out what the seller really needs, make the offer, and get the contract signed.
What you will do
- Run in-person appointments with motivated sellers
- Walk properties and gather condition, timeline, and motivation
- Present offers, handle objections, and get contracts signed
- Follow up with every seller until they sign or say no
- Log every interaction in the CRM the same day
- Show up to our daily in-office team huddle ready to compete
What we expect
- A proven sales record. Show us your numbers.
- Real estate acquisitions or wholesale experience strongly preferred. Proven closers from auto, solar, insurance, or other in-person sales will be considered.
- You've sat across from a customer and walked out with a signed deal
- You don't need to be taught how to sell. We'll teach you our system, not the basics.
- Comfortable with a CRM, texting platforms, and Google Workspace
- Apple devices
- Reliable transportation and daily commute to our Sherman office. You don't have to live here, but you have to be here.
- Bilingual English/Spanish is a plus
ScheduleMonday through Friday, 9:30 AM to 6:00 PM, in office. Daily team huddles. Seller appointments may occasionally run past 6:00. Saturday appointments available if you want the extra deals.
