The Role:
We are currently seeking a highly motivated and experienced Construction Manager / Superintendent to lead a high-profile, $15M adaptive reuse and historic restoration project at 1035 Howard Ave in San Francisco. The scope includes restoring a historic facade, converting an existing 60,000 sq ft warehouse space into a modern self-storage facility, completing 1st-floor Tenant Improvement (TI) space, and executing complex building utility upgrades in a union labor environment.
This is a unique hybrid role that blends the on-site leadership of a Superintendent with the administrative execution of a Project Manager. You will be required to be on-site every day, taking full ownership of all construction activities. Key Responsibilities:
- On-Site Superintendent Leadership: Direct, oversee, and plan all daily field construction activities, site logistics, and trade partners to ensure the $15M project stays on schedule.
- Union Trade & Subcontractor Coordination: Manage all union trade partners on-site, coordinate daily workflows, navigate union labor jurisdictions, and ensure quality control meets historic preservation standards and PDG West benchmarks.
- Project Management Duties: Handle administrative execution, including the processing and tracking of RFIs, submittals, field change requests, and master schedule updates.
- Regulatory & Utility Coordination: Coordinate directly with San Francisco building inspectors, utility providers (PG&E / SFPUC) for service upgrades, and historic preservation consultants.
- Safety Enforcement: Serve as the primary safety manager on the job. Strictly enforce OSHA and local SF safety standards, conduct safety meetings, and maintain a secure working environment.
- Budget & Schedule Management: Maintain tight control over the $15M project budget and timeline, proactively identifying and mitigating potential delays or cost overruns.
- Client & Stakeholder Communication: Maintain clear, professional communication with ownership representatives, architects, engineers, and PDG West leadership.
Requirements:
- Experience (Must): Proven commercial construction background (7 years preferred) successfully delivering $10M adaptive reuse, historic facade restoration, self-storage facilities, or commercial TIs in San Francisco or similar urban environments.
- Union Labor Experience (Must): Demonstrated ability and hands-on experience managing union labor trades and navigating Bay Area union jobsite dynamics.
- Safety (Must): Deep experience managing and enforcing job site safety. OSHA 30 certification is highly desired.
- Education (Preferred): A bachelor’s degree in Construction Management, Architecture, Engineering, or a related field is strongly preferred.
- Skills: Ability to read and interpret architectural, structural, and MEP blueprints. Proficient with construction management software (Procore, Bluebeam, MS Project, etc.) to handle PM duties like RFIs and submittals.
- Work Ethic: Strong problem-solving skills, ability to navigate tight San Francisco site constraints, and a proactive, "get it done" mindset.

Salary : $140,000 - $180,000
