We are looking for a responsible and experienced property maintenance technician to maintain and repair multiple small buildings and vacant properties as we bring this dream to life in the vibrant Wynwood neighborhood. The Property Maintenance Technician will be responsible for ensuring the interior and exterior areas are kept in good condition, performing various maintenance duties requiring technical labor skills, including, basic carpentry, groundskeeping, basic plumbing, electrical and more.
Reports to: Property Manager
Duties/Responsibilities:
- Prepare and execute a routine inspection and preventative maintenance plan for all properties
- Complete building maintenance, including small to medium repairs, changing of lightbulbs and filters, ceiling tiles and painting and potential repair of drywall, doors, or other building fixtures
- Where applicable, monitor and adjust controls that regulate building systems, such as air conditioning, boilers, etc.
- Establish and maintain a small inventory of materials, supplies, equipment, tools, and any other relevant items required for efficient and cost-effective property maintenance operation
- Supervise outside repair contractors
- Installation and repair of signage and fence privacy screens
- Maintain trash/debris free around all properties and of unoccupied buildings
- Pressure cleaning walkways
- Routinely inspect all vacant buildings/lots and maintain their clean and orderly appearance
- Respond quickly to time-sensitive items
- Troubleshoot issues to determine necessary repairs
- Monitor security around properties to ensure safety
- Performs other related duties as assigned
Required Skills/Abilities:
- Must have personal vehicle that can be used for work-related driving between properties
- Must have up-to-date driver’s license and vehicle insurance
- Completes work in a professional manner
- Must be bilingual and speak English/Spanish
- Strong work ethic with reliability and dependability
- Takes direction well and completes jobs in a timely fashion
- Ability to follow instructions from supervisor
- Knowledge of general carpentry and repair
- Ability to use hand tools and power tools
- Excellent organizational and time management skills
Education and Experience:
- High school diploma or equivalent required
- Prior maintenance experience and skills
- Plumbing and minor electrical experience preferred, not required
Physical Requirements:
- Prolonged periods standing and walking
- Must be physically able to climb ladders, bend, or crawl into awkward spaces
- Must be able to lift up to 60 pounds at a time
