Assistant Maintenance Technician – Apartment Complex

Job Summary
The Assistant Maintenance Technician is responsible for assisting with the day-to-day maintenance and upkeep of an apartment community. This position supports the maintenance team in completing work orders, preparing apartments for new residents, maintaining common areas, and ensuring the property is safe, clean, and well-maintained.
Essential Duties and Responsibilities
Respond to and complete resident maintenance requests and work orders in a timely and professional manner.
Perform basic repairs involving plumbing, electrical, appliances, drywall, painting, doors, locks, cabinets, and fixtures.
Assist with preventive maintenance of building systems, equipment, and property amenities.
Perform routine inspections of apartments, buildings, common areas, grounds, and mechanical rooms.
Assist with HVAC filter replacement and basic HVAC maintenance.
Repair or replace faucets, toilets, light fixtures, outlets, switches, and other basic components as qualified.
Perform minor drywall repairs, caulking, painting, and touch-up work.
Assist with maintaining pools, fitness areas, parking areas, and other community amenities.
Maintain an adequate supply of tools, parts, and maintenance materials and notify the supervisor when supplies are needed.
Follow all company policies, safety procedures, and applicable building and maintenance codes.
Maintain accurate records of completed work orders and maintenance activities.
Assist the Maintenance Supervisor and other team members with larger repairs and projects.
Respond to maintenance emergencies as required.
Provide courteous and professional service to residents, coworkers, vendors, and management.
Perform other duties as assigned by the Property Manager or Maintenance Supervisor.
Qualifications
On-call required
High school diploma or GED preferred.
Previous apartment, residential, hotel, commercial, or facilities maintenance experience preferred.
Basic knowledge of plumbing, electrical, carpentry, HVAC, painting, and general building maintenance.
Ability to safely use hand tools and power tools.
Ability to troubleshoot basic maintenance problems.
Valid driver's license may be required.
Must be able to communicate effectively with residents and team members.
Physical Requirements
Ability to lift and carry materials and equipment.
Ability to stand, walk, bend, kneel, climb ladders, and work in confined areas.
Ability to work indoors and outdoors in varying weather conditions.
Ability to respond to emergency maintenance situations when required.

Pay: $19.00 - $22.00 per hour
