Maintenance Technician

Job Summary :
Perform tasks as designated by the Managers and/or Maintenance Supervisor in the areas of grounds keeping, preventative maintenance, painting, pool care, and general repair. Work under the direct supervision of the
Maintenance Supervisor.

Supervisory Responsibilities:
None.

Duties/Responsibilities:
Inspects and identifies equipment or machines in need of repair.

• Troubleshoots issues to determine necessary repairs.
• Performs general repairs that do not require a specialized technician. Examples may include repairing drywall, painting, and repairing doors and other building fixtures.
• Performs routine maintenance on building systems.
• Cleans and assists with upkeep of the facilities.
• Take-out & bring-in dumpsters as specified in routine daily schedule.
• Assist Maintenance Supervisor with designated projects.
• Assist housekeeping as needed.
• Notifies Maintenance Supervisor, Office Manager, or Manager of supplies and materials needed for repairs and maintenance.
• Performs other related duties as assigned.

Required Skills/Abilities:

• Possess basic knowledge of proper type & use of tools needed for routine maintenance tasks
• Proficient using brush &/or roller to produce a professional finished appearance when painting
• Use of all equipment and materials including but not limited to hand tools and various chemicals in a safe manner.
• Ability to follow instructions from supervisors or Managers.
• Knowledge of general repair.

• Excellent organizational and time management skills.
• Congenial, customer service approach to interacting with residents, tenants and/or guests.

Education and Experience:

• High school diploma or equivalent required.
• Related experience preferred.
• On-the-job training offered.

Physical Requirements:

• Prolonged periods standing and walking and frequently pulling, pushing, and bending.
• Must be physically able to climb ladders, bend, or crawl into awkward spaces.
• Must be able to lift up to 50 pounds at a time.
• Ability to work outside in various weather conditions.

Salary Range

• Salary shall be based on experience and skills.

Work Hours

• Job will consist of five (5), eight (8) hour workdays, Monday through Friday for a total of 2,080 work hours per year.
