What are the responsibilities and job description for the Maintenance Technician position at The O'Neill Group?
Responsibilities include:
- Complete resident maintenance work orders in a timely, professional, and accurate manner.
- Diagnose maintenance issues and perform repairs as needed.
- Perform general apartment maintenance, including basic plumbing, electrical, HVAC, carpentry, drywall, painting, appliance, and hardware repairs.
- Prepare vacant apartments for new residents, including repairs, touch-up work, spackling, painting, and general make-ready tasks.
- Assist with preventive maintenance throughout the property.
- Maintain cleanliness, safety, and overall appearance of building common areas, grounds, amenities, and maintenance areas.
- Document completed work orders in the property management software system.
- Follow company procedures for ordering, tracking, and using materials, supplies, tools, and inventory.
- Communicate professionally with residents, vendors, supervisors, and team members.
- Participate in rotating on-call responsibilities, including evenings and weekends as needed.
- Follow company policies, safety procedures, and applicable housing/property management standards.
Qualifications:
- Prior apartment maintenance or building maintenance experience required.
- Experience working at a large multifamily property is preferred.
- General knowledge of plumbing, electrical, HVAC, carpentry, painting, drywall repair, and appliance repair.
- Ability to troubleshoot maintenance issues and complete repairs independently.
- Strong communication and customer service skills.
- Reliable, professional, detail-oriented, and able to work with limited supervision.
- Ability to lift up to 50 lbs. and stand, walk, bend, kneel, climb stairs/ladders, and remain on your feet for extended periods, with or without reasonable accommodation.
- Valid driver's license and reliable transportation are required for job-related travel between nearby company locations as needed.
- Background check required, conducted in accordance with applicable federal, state, and local law, including New York State Article 23-A and applicable fair-chance requirements.
Compensation:
Pay Range: $60,000 – $80,000 per year, based on experience, skills, certifications, and qualifications.
Overtime, on-call pay, and any additional compensation will be handled in accordance with applicable federal, state, and New York labor laws.

Schedule:
Full-time schedule. Standard hours may include Monday through Friday, with rotating on-call weekends and emergency maintenance coverage as needed.
