Community Assistant - Platform Lofts | Charlotte, NC (Affordable Housing)
Key Responsibilities
Financial & Administrative Operations
- Support property financial performance by assisting with rent collection, delinquency follow-up, daily deposits, and banking activity
- Maintain accurate resident, leasing, and financial records in Yardi, including A/R, A/P, monthly close, late fees, and reporting
- Assist the Community Manager in achieving occupancy, revenue, and retention goals
- Complete annual and interim LIHTC recertifications in accordance with company policy and regulatory requirements
- Maintain organized and compliant resident files
- Process payroll-related reporting, including e-time edits and bonus preparation
- Support leasing efforts by responding to inquiries, qualifying applicants, conducting tours, and preparing accurate move-in documentation
- Manage lease renewals and expirations, including resident notices and renewal lease preparation
- Maintain knowledge of the local market, conduct monthly market studies, and shop competitors bi-monthly
- Review weekly traffic and leasing reports and assist with marketing strategy discussions
- Ensure compliance with Fair Housing, Tax Credit, and all applicable housing regulations
- Deliver professional, courteous, and responsive customer service to residents and prospects
- Assist with planning and executing resident events and community initiatives
- Conduct daily property and model/unit inspections to ensure curb appeal and readiness
- Coordinate with maintenance to ensure service requests are completed within 24 hours
- Communicate community conditions impacting safety, satisfaction, or asset preservation to the Community Manager
- Participate in on-call coverage, emergencies, resident functions, and occasional weekend responsibilities
- Assist with hiring, training, and supervision of on-site team members in alignment with company values and policies
- Support performance management and team development efforts
- Provide coverage or assistance at other properties as needed
- Perform additional duties and errands in support of property operations
Education
- High school diploma or equivalent required; college coursework preferred
- Tax Credit Specialist (TCS) or other LIHTC designation preferred
- Minimum of 1 year of property management experience or a 4-year degree in a related field
- Working knowledge of LIHTC (IRS Section 42), Fair Housing, and Landlord-Tenant laws
- Proficiency in Microsoft Office
- Yardi experience preferred
- Valid driver’s license and reliable transportation
