Summary:


The Neighborhood Developers (TND) is hiring a full-time, hybrid Real Estate Senior Project Manager to manage all aspects of assigned real estate development projects. Are you passionate about creating high-quality affordable homes?  Do you want to work with a locally based non-profit that collaborates closely with local residents and community groups to build and maintain great neighborhoods?  Do you enjoy working in a dynamic and collaborative environment? If you answered yes to any of these questions, then this position could be for you!


Overview:


TND is a non-profit community development organization with a mission to create strong neighborhoods enabling community members to secure a stable home, achieve economic mobility, and determine their own future. We support households to achieve greater financial mobility, organize community leaders on issues related to neighborhood conditions as well as social and housing justice, and, through our Real Estate Development program, build and preserve affordable homes. TND’s headquarters is in Chelsea, where it has operated since 1978. The organization was invited into Revere in 2010, and since 2018, we are also offering some of our services in Everett. For more information see www.theneighborhooddevelopers.org.


Our Real Estate Development team develops and preserves safe, healthy, and affordable housing. In this position, you will have the opportunity to lead the acquisition, development, and management of real estate projects that align with TND’s mission and development priorities and work with a team that is currently building affordable homes, rental and ownership, in Chelsea, Revere, Everett, Malden and Lynn. TND’s development priorities, which you can find here, were developed with input from community members. 


Duties and Responsibilities:


Project Management


  • Lead and manage multiple real estate development projects from conception through completion, ensuring they are delivered on time, within budget, and to high-quality standards.


  • Develop project plans, schedules, and budgets, and monitor progress to ensure alignment with organizational goals.


  • Assemble and manage development team, including design, construction and development consultants; negotiate and coordinate development team throughout the development process.


  • Conduct research and analysis to support project development, including market analysis, financial modeling, and feasibility studies.


Team Collaboration


  • Coordinate with cross-functional teams, including finance, asset management, community building, and resident services to ensure project success.


  • Help maintain a highly collaborative environment that encourages open communication and problem-solving.


  • Lead, mentor, and potentially supervisor junior real estate staff.


 Stakeholder Involvement


  • Build and maintain relationships with key stakeholders, including community members, local organizations, government agencies, and funders.


  • Facilitate community meetings, focus groups, presentations, and other activities to gather input and build relationships.


 Equity Analysis


  • Evaluate projects through an equity lens and promote equitable access to housing and resources.


Financial Management


  • Secure funding and financing for projects through grants, loans, and partnerships.


  • Prepare and manage project budgets, ensuring effective allocation of resources and monitoring expenditures.


  • Coordinate closings and acquisitions with funders, lenders and legal counsel.


  • Prepare requisitions and reports required by funders, investors, and internal management.


Compliance and Quality Control


  • Ensure that all projects comply with all relevant regulations, standards, and organizational policies.


  • Navigate complex regulatory processes and advocate for policies that support community development.


Reporting and Evaluation


  • Track project outcomes and prepare regular reports for stakeholders and the Board of Directors.


  • Conduct post-project evaluations to identify lessons learned and improve future project implementation.

 

Risk Management


  • Identify potential project risks and assist in developing mitigation strategies.


General Requirements:


  • Strong computer skills (we regularly use Gmail, Google Docs, Google Drive, Microsoft Word and Excel, PowerPoint, Dropbox, Zoom, GIS, and Adobe Design).


  • Ability to work independently, be organized, problem-solve, prioritize multiple ongoing projects, and be persistent.


  • Demonstrated ability to manage productive relationships with development team members, public officials, funders and lenders, other staff, and the community.


  • Experience building trusted relationships across race, ethnicity, class, and generation.


  • Willingness to work a flexible schedule, including occasional nights.

We expect the position to pay an annual salary between $95,000 and $115,000 based on experience and budgetary constraints. In addition, TND offers generous benefits including paid holidays, vacation, sick time, sabbatical, medical, retirement, and professional development (for more information scroll down here).
