Senior Vice President of Land Acquisitions

The Mulholland Drive Company is a national land investment and entitlement firm focused on the for-sale housing industry. The company specializes in identifying, acquiring, and entitling residential development opportunities, transforming raw and underutilized land into fully entitled communities for sale to regional and national homebuilders. Its work spans the full pre-development lifecycle, including site selection, market analysis, due diligence, entitlement strategy, consultant coordination, governmental approvals, and transaction execution.

As part of an active national expansion, we are seeking an experienced and driven Senior Vice President to lead our California division. This is a senior leadership role with significant operational ownership. The SVP of Land Acquisitions will head a dedicated acquisitions team and will work in close partnership with the company's principal to drive deal origination, underwriting, and pipeline management across the state.

Responsibilities:

• Lead and direct the California acquisitions team, overseeing deal origination, underwriting, and pipeline development across all California submarkets.
• Source and evaluate land acquisition opportunities, focusing on single-family subdivision and townhome sites suitable for entitlement and disposition to merchant builders.
• Cultivate and maintain a robust off-market pipeline through direct relationships with landowners, land brokers, and municipal contacts.
• Lead comprehensive due diligence, feasibility analysis, and financial underwriting on all active acquisition targets.
• Collaborate with company leadership on deal strategy, pipeline reporting, and California market expansion.

Required experience:

• 10 years of hands-on land acquisitions experience in Southern California, with demonstrated knowledge of submarket dynamics, regulatory environments, and active builder activity.
• Proven track record as a deal originator — direct landowner outreach, broker relationship management, and off-market deal generation.
• Familiarity with the entitlement process and California municipal approval processes (full entitlement management handled by a dedicated internal team).
• Background at a public or private builder, or a land entitlement firm.
• An established and immediately activatable network of brokers, landowners, municipalities, and builder contacts across California.
• A self-directed, entrepreneurial professional who thrives with autonomy and is motivated by meaningful ownership in outcomes.
