We are seeking an Assistant Controller on a contract basis to manage a large real estate portfolio for a client with properties in Seattle, Bellevue, and New York City. The finance team sits onsite in the Seattle campus. The assistant controller will oversee all monthly close, reporting, budget & reforecasting, cash management, and spend compliance processes for the portfolio and will report directly to the senior finance manager for the portfolio. This role will serve as a key partner to the leadership team and will have high visibility with the client.

Responsibilities
- Manage period financial close activities to ensure completeness and accuracy of GAAP financial reporting deliverables, including review of workpapers and analytical commentary prepared by accountants and finance analysts.
- Develop a complete understanding of client accounting requirements, communicate those requirements to property teams and finance staff, and ensure compliance.
- Review leases for proper lease accounting in alignment with GAAP and client policies.
- Maintain accounting controls within the framework of GAAP, internal policies, and client policies.
- Provide leadership for biannual client budget cycles and periodic reforecast processes.
- Supervise cash management procedures.
- Drive the accounts payable cycle and review funding requests to ensure timely invoice payments and compliance with client spending and transaction policies.
- Serve as a resource to property teams by coordinating procedures and responding to accounting and client questions.
- Become a subject matter expert on client contract requirements and maintain working knowledge of major service agreements.
- Oversee the launch of annual purchase orders for recurring contract services.
- Contribute to monthly and quarterly business reviews with the client, providing finance-related commentary and reviewing financial analyses.
- Manage the performance and workload of assigned finance team staff, including succession planning, growth planning, and training oversight.
- Oversee the compilation and analysis of financial and operational data for quarterly KPIs, including Opex and Capex budget accuracy.
- Facilitate ad hoc reporting and support special projects as requested by management or the client.
- Manage team performance toward accounts receivable objectives and oversee maintenance and research on AR items over 30 days past due.
- Identify and implement process improvement opportunities.
- Perform additional duties and tasks as assigned.
- Bachelor’s degree in Accounting; CPA (active or retired) preferred.
- 5-10 years of relevant accounting experience required; 3-5 years in a controller or supervisory role strongly preferred.
- Experience in property management or real estate preferred.
- Public accounting experience preferred.
- Excellent written and verbal communication skills.
- Strong problem-solving ability.
- Proficiency in Excel and accounting systems; experience with MRI or Yardi preferred.
