Location: Broomfield, CO
Reporting To: General Manager
Status: Exempt, Full-Time
Salary: $90k - $100k/Annually DOE

EMPLOYEE OWNER POSITION PURPOSE:
The Maintenance Manager is responsible for supervision of the maintenance team and the day-to-day administration and maintenance of common areas, limited common areas, and grounds of the Association to ensure favorable physical condition and fiscal operation. This role works collaboratively with the General Manager (GM) to proactively address needs and deliver superior internal and external customer service.
- Monitor compliance with the Association Declarations and Rules and Regulations
- Serve as a liaison to the Board of Directors, Committees, homeowners, and employees regarding
- Lead AHCA’s maintenance inspection program (including regular site reviews); provide
- Conduct regular safety inspections and quality assessments, initiate responses to emergency
- Record maintenance activities in the management software and other locations; process/assign
- Ensure effective and respectful responses to owner and resident concerns
- Hold vendors accountable to their contracts
- Recommend solutions to maintenance issues; implement solutions as needed
- Inform GM of escalated homeowner service requests and take appropriate action
- Admit authorized personnel to the property to service common areas during business hours;
- Maintain supply inventory and pertinent records of expenses as outlined by GM
- Assist the GM in determining major repairs and propose regular preventive maintenance
- Partner with management team members on various bidding processes
and report concerns to GM
- Supervise, train and coach maintenance team
- Create and provide job accomplishment reports weekly as directed by GM
- Ensure the daily patrol of building exteriors, interiors, pool, and parking lots are completed; if
- Maintain general inventory and arrange service of all operating equipment such as security
equipment
- Perform minor repair of common and limited common area as required
- Monitor and assist the cleaning of gutters, down-spouts, and scuppers to maintain drainage
- Use power tools, such as a blower and pressure washer, to maintain clean grounds as necessary
- Assist team with painting common areas as directed by GM and perform touch-up painting of
- Ensure all doors into common areas, such as clubhouse doors, pool gates, etc. are in good
- Maintain clean common areas such as clubhouse areas, storage areas, bathrooms, and care for
- Establish and maintain contacts and effective working relationships with vendors, local, and
- Attend community meetings to provide general facilities information, management support,
- Help train community personnel on identifying unusual or emergency situations; including how
- Assist in preparing landscape or maintenance related articles for the AHCA newsletter
- Assist the lifestyles team with events
- Other duties and special projects as assigned
- Associate’s Degree, or higher preferred
- CPO preferred
- Ability to read and interpret SDP’s, plot plans, as builds and contracts
- Must manage to a budget
- Proficiency in residential management – with generally between 4-5 years of experience
- Solid knowledge of Microsoft Outlook, Excel, and Word; intermediate skills a plus
- Conflict resolution skills
- Ability to meet deadlines and address time-sensitive issues
- Superior multi-tasking skills
- Excellent written and verbal communication
- Ability to provide high-level customer service with astute attention to detail and organization
- Must be a team player
- Ability to manage workflow amid shifting priorities
- Willing to learn Company process and procedures, and learn/use proprietary software
- Adaptable and dependable with a solid attendance record
- Professional and respectful demeanor with all internal and external customers at all times
- Must have reliable transportation for travel to and from offsite locations
- Must have and maintain a valid driver’s license, vehicle insurance, and driving record in
- Use standard office equipment, including: computer, phone, copier/scanner, etc.
- Use standard maintenance equipment, including: vehicles, power equipment, hand tools, etc.
- Be stationary or in motion for periods of time
- Relocate up to (50) pounds
- Travel to and from offsite locations
- Yes, this position supervises all members of the maintenance team
- Monday-Friday from approx. 8:30 am-5:00 pm, and occasional nights and weekends
