It is in this spirit that we encourage you to explore this opportunity to join The Management Trust team.EMPLOYEE OWNER POSITION PURPOSE:The Porter is responsible for the cleaning and work inspections of clubhouses and other common areas of the community. Key areas of focus include maintaining a clean and orderly environment, ensuring appropriate supplies are stocked, and performing light maintenance and non-routine support as needed.JOB DUTIES AND RESPONSIBILITIES:Performs a variety of cleaning/maintenance duties in designated areas; this may include, but is not limited to: sweeping, mopping, shampooing, painting, dusting, polishing, trash disposal, replacing light bulbs and window cleaning.Remove garbage and recycling from premises and assist in emergency cleaning.Safely handle cleaning supplies and related chemicals in accordance to OSHA requirements.Perform the set up and take down of events for community; including but not limited to: tents, tables, chairs, furniture, linens, stage, etc.Inspect all assigned areas daily.Notify supervisor of occurring deficiencies or needed repairs.Manage emergency cleaning and upkeep requests – particularly hazards.Troubleshoot minor maintenance issues as requested.Complete daily work orders as scheduled.Maintain cleaning supplies, tools, and equipment for assigned areas.Other duties and special projects as assignedQUALIFICATIONS:High School Diploma (or equivalent)Experience in custodial/maintenance services – with generally between 1-2 years of experienceSuperior multi-tasking skillsExcellent written and verbal communicationAbility to provide high-level customer service with astute attention to detail and organizationMust be a team playerAbility to manage workflow amid shifting prioritiesAdaptable and dependable with a solid attendance recordAbility to respond to emergencies in a timely mannerBasic computer skills are a big plusProfessional and respectful demeanor with all internal and external customers at all timesAbility to work independently and follow instructions with minimal supervisionSPECIAL POSITION REQUIREMENTS:Must have and maintain a valid driver’s license and driving record in compliance with Company policyESSENTIAL FUNCTIONS:Use standard office equipment, including: computer, phone, copier/scanner, etc.Use standard cleaning equipment, including: broom, mop, vacuum, etc.Climb ladders and work at heights above ground level (maximum 14 ft on A-frames and 21 ft on extension ladders)Be stationary or in motion for extended periods of timeAble to lift, pull, push, and relocate up to (50) poundsAble to crawl in small and tight spacesAble to perform outdoor work in all types of weatherSUPERVISES OTHERS:NoneSCHEDULE & TRAVEL:Hours 7:00 am – 11:00 pm (Shifts will vary based on business need)May be required to work weekends and holidaysMust be available a minimum of two weeks of the month to answer emergency after hour calls The Management Trust is an Equal Opportunity employer.
