Position Summary:
We are seeking an experienced and hands-on Maintenance Lead Technician to oversee the daily operations, maintenance, and long-term care of our condominium resort property. This individual will play a key role in maintaining the integrity, safety, and appearance of the buildings and grounds, ensuring the property remains in excellent condition for residents and guests. The ideal candidate is a self-starter with a strong working knowledge across multiple trades, including electrical, plumbing, mechanical systems, and groundskeeping.
Key Responsibilities:
- Conduct daily inspections of property grounds, buildings, systems, and common areas to ensure safety and functionality.
- Perform preventative maintenance and repairs across all major systems, including plumbing, electrical, HVAC, and mechanical equipment.
- Respond to and resolve maintenance work orders and emergencies in a timely and professional manner.
- Supervise and coordinate with vendors, contractors, and service providers for specialized repairs, projects, or inspections.
- Maintain proper records of maintenance schedules, equipment logs, and safety checks.
- Ensure compliance with all applicable safety regulations, codes, and HOA guidelines.
- Manage inventory and order necessary supplies, tools, and materials.
- Assist with snow removal, seasonal landscaping needs, and pool/spa maintenance as required.
- Provide support for community events, capital projects, or unit turnover needs when applicable.
- Communicate clearly and courteously with residents, staff, and management.
Qualifications:
- 5 years of experience in property/facility maintenance or similar role.
- Hands-on knowledge of plumbing, electrical, HVAC, carpentry, and general building systems.
- Ability to troubleshoot and resolve issues independently.
- Familiarity with preventive maintenance programs and industry best practices.
- Strong organizational skills and attention to detail.
- Comfortable using maintenance management software, email, and mobile apps.
- Ability to lift 50 lbs, climb ladders, and perform physically demanding tasks.
- Valid driver’s license and reliable transportation.
- Availability for occasional after-hours emergencies or weekend support.
Preferred Qualifications:
- Experience working in a condominium, resort, or HOA setting.
- Certifications in HVAC, pool/spa operation, or electrical/plumbing trades.
- General contractor or trade license a plus.
Competitive salary based on experience. PTO available.
