Role Description: In this role, you will directly manage a designated & growing portfolio of ~110 single-family homes across Greater Orlando and Tampa Bay while serving as the operational, escalation manager, and pod lead for our single-family division. You will be supported & working along side our dedicated administrative and field support infrastructure—including an Property Manager, Maintenance Coordinator/Manager, Property Field Specialist, and virtual Property Support/Leasing Specialists—allowing you to focus on high-level owner relations, escalation resolution, and portfolio profitability.

Key Responsibilities

Portfolio Oversight & Operations (~60% of Role)

  • Owner & Tenant Relations: Serve as the primary point of contact for all owner and tenant communications across your portfolio, maintaining strong, proactive relationships and leading annual lease renewals and rent increases.
  • Asset protection & Profitability: Oversee day-to-day operations to ensure properties meet strict habitability standards and owner profitability metrics.
  • Maintenance & Turnovers: Oversee the complete maintenance cycle and vacant property turnovers. Coordinate directly with vendors & property owners for repairs exceeding repair limits.
  • Move-Outs & Inspections: Accept, complete, review, and acknowledge 60-day notices, initiate move-out procedures, complete, review and sign off on necessary statutory notices (e.g., 3-Day Notices to Pay or Quit), and review move-in/move-out property inspections in conjunction with the property field specialist.
  • After-Hours On-Call Coverage: Share after-hours emergency on-call rotation responsibilities with the team.

Leasing Cycle & New Account Specialist (~20% of Role)

  • Leasing Management: Oversee the leasing cycle from start to finish, including advertising, pricing, market analysis, application processing, and application review & approvals.
  • Move Ins: Coordinate and ensure success of new move ins are completed efficiently and in line with company policy.
  • Contract Review: Create, review and execute binding legal forms, including Holding Deposits, Lease Agreements, and Pet Addendums.
  • Growth & Onboarding: Manage the onboarding of new property owners, tenants, and vendors. Collaborate with the Business Development team on property management presentations and represent the company during high-value client onboarding calls.
  • Networking & Representation: Always represent TLREM professionally and actively participate in local community and business networking opportunities.

Team Leadership, Financials & Compliance (~20% of Role)

  • Escalation Management: Serve as the operational lead for dispute resolution. Follow TLREM’s internal escalation to resolve operational, tenant, owner, and vendor disputes independently.
  • Accounting Oversight: Oversee monthly Owner Statements. In conjunction with the Bookkeeper, oversee trust accounting requirements—including issuing year-end 1099s, ensuring vendor insurance and W-9s are updated annually, and delivering year-end financial reports to property owners.
  • Invoice, Billing, & Notice Approval: Review and sign off on maintenance invoices prior to disbursement. Initiate timely payment to vendors & request owner approvals when necessary.
  • Legal Compliance: Know and remain fully up to date on office procedures, state/federal regulations, and Fair Housing Laws. Mandatory reading of company-provided Fair Housing materials and annual attendance at Fair Housing certification classes required.
  • General Administration: Perform other operational tasks as assigned by the Broker / Operations Manager.

Qualifications & Requirements

  • Licensure: Active Florida Real Estate Sales Associate License (Required).
  • Experience: Minimum 3–5 years of single-family property management experience.
  • Regulatory Knowledge: Understanding of Florida Chapter 83 (Landlord-Tenant Law), Federal/State Fair Housing, ADA, and local market regulations.
  • Tech-Savvy: Proficiency with modern property management tech stacks such as Buildium, AppFolio, LeadSimple, RentEngine, Etc. Ability to pick up new system and software quickly.
  • Leadership & EQ: Proven ability to make confident decisions, resolve high-friction client situations with hospitality and tact, and hold staff accountable to internal standards. Excellent customer service and problem-solving skills with positive can-do attitude required
  • Mobility: Valid FL driver's license, clean driving record, and reliable personal transportation for field operations within Orlando and Tampa Bay.
  • Bi-lingual a plus, not required
