Position Summary
The LAB is seeking a part-time Property Manager to help oversee its diverse portfolio of commercial real estate properties located throughout the OC, with a specific emphasis on assets in Anaheim and Garden Grove. The ideal candidate will bring a strong, established foundation in property operations and management and an ability to cultivate and maintain long-term tenant partnerships. This role requires a hands-on operational approach, including weekly property walks, active oversight of capital improvement projects, and consistent review of tenant needs across all assigned assets.
The Property Manager will report directly to the Director of Operations. The Property Manager will also work closely with the development, leasing, marketing, finance, and ownership teams to ensure seamless operations and alignment with broader business objectives.
Qualifications
- Bachelor’s degree in a related field preferred.
- Minimum five years of experience in commercial property management.
- Self-starter with impeccable integrity, work ethic, dispute resolution, and follow-up skills is a must.
- Proficiency with Yardi or similar property management software preferred.
- Knowledge of commercial property management laws and regulations.
- Strong multi-tasking skills and acute attention to detail.
- Outstanding attitude, collaboration, and communication skills.
- Flexibility in completing tasks beyond formal responsibilities.
- Strong organizational skills, able to work independently and meet deadlines.
Key Responsibilities
- Maintain open and consistent communication with tenants as the key point of contact between tenants and ownership.
- Ensure smooth day-to-day operations of each property, including promptly addressing any emergencies and coordinating applicable remedies/repairs.
- Frequently walk and review each property in person, taking leadership on any items requiring attention or open for improvements.
- Coordinate all applicable third-party vendors to uphold a high level of cleanliness, safety, and aesthetics at each property, including but not limited to janitorial, landscaping, valet, and security.
- Oversee all tenant move-ins/move-outs as well as tenant improvements as necessary. This includes posting and tracking applicable notices as well as tracking compliance of all applicable lease requirements (insurance, etc.).
- Assist in leasing efforts, including lease renewals with the leasing and finance teams as needed.
- Oversee smooth collection of rents and work with the team to track and address any delinquency.
- Assist the finance team with the creation and tracking of budgets for each property.
- Handle any other items related to the management of each property as needed.
Compensation
$35 – $55 per hour commensurate with experience and overall work schedule.
Hours
Target of 10 hours per week across 2, 5-hour days per week. Hours partially flexible depending on candidate.
