What are the responsibilities and job description for the Facilities Maintenance Technician position at The Kendrick?
We are seeking a dependable and detail-oriented Maintenance Technician to maintain the cleanliness, safety, and functionality of our apartment community. This role requires a motivated individual who takes pride in keeping residential and common areas clean, orderly, and welcoming while assisting with general maintenance tasks as needed.
Key Responsibilities
General Maintenance Duties:
- Deliver exceptional friendly customer service to all residents, contractors and vendors.
- Perform routine, post move-out, apartment turns.
- Perform general building, unit, and grounds maintenance, including but not limited to:
- Minor HVAC, plumbing, electrical, and carpentry repairs.
- Replacing light bulbs, smoke detector batteries, and HVAC filters
- Basic exterior and parking lot maintenance.
- Assist with building system inspections and preventative maintenance.
- Respond to emergencies promptly.
- Report major maintenance needs or safety issues to supervisor promptly.
- Must be able to multi-task and change priorities as needed.
- Must be willing to work after-hours and weekends as needed.
Janitorial Duties:
- Clean and sanitize common areas including lobbies, hallways, stairwells, elevators, and community rooms.
- Empty recycling bins in trash chute rooms.
- Empty trash and recycling bins in common areas and exterior grounds.
- Sweep, mop, and vacuum floors.
- Clean windows, glass doors, and light fixtures.
- Maintain cleanliness of exterior property areas including sidewalks, parking lots, and entryways (removal of debris, snow/ice, etc.).
- Respond promptly to janitorial-related service requests.
Qualifications:
- High school diploma or equivalent.
- 1 year of apartment maintenance experience preferred.
- Basic understanding of maintenance tools and cleaning equipment.
- Ability to work independently and manage time effectively.
- Must have a valid NY drivers license.
- Must be physically able to lift up to 50 lbs and perform tasks involving walking, bending, lifting, and standing for long periods.
