Description:

We are seeking a highly skilled and experienced Property Manager to join our team at 10 West apartments in Long Beach, NY. The ideal candidate will have a deep understanding of the Long Beach market and be able to provide exceptional service to our tenants and staff.
Main Responsibilities:
- Manage day-to-day property operations, including resident concerns and requests.
- Develop and implement resident retention programs to enhance the living experience.
- Work closely with the leasing team to achieve property goals and confirm that leasing staff techniques are effective in obtaining closing.
- Continually monitor and analyze traffic, conversion ratios, renewal information, and marketing data to optimize property performance.
- Demonstrate the ability to understand financial goals and operate assets in owners' best interests.
- Maintain accurate records of all community transactions, including rent rolls, delinquency reports, move-ins/move-outs, etc.
- Ensure that all rents, late fees, and check charges are collected, posted, and deposited in a timely manner.
- Hire, train, motivate, supervise, and terminate all on-site staff to achieve operational goals of assigned property.
Requirements:
- High School diploma or equivalent required; Bachelor's degree preferred.
- Three years experience as a Property Manager.
- Three years experience preparing and managing a property budget.
- Oversee large building projects a plus, understanding of landlord tenant laws in NY.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Problem-solving skills, ability to collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
- Ability to serve on-call, as scheduled or as necessary.
- Ability to travel to attend various company gatherings either in the general vicinity of your home property or in another state.
- Achieve Fair Housing certification prior to interaction with prospects or residents.
- Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications.
- Knowledge of OSHA laws and regulations.
- Participate in training in order to comply with new or existing laws.
- Present self in a neat, clean and professional manner at all times throughout the workday and/or whenever present at the community.
