Design & Development Manager
Site Planning, Engineering Coordination & Permitting
Salary: $125,000 – $145,000
Location: Clinton, TN (not a remote position)
Position Overview:
We are seeking a Design & Development Manager to support the planning and advancement of commercial and industrial development projects. This role focuses on site planning, coordination of architectural and engineering plans, and management of the permitting process from initial concept through approval.
The ideal candidate has a background in architecture, civil engineering, or a related field and is comfortable working with construction drawings, consultants, and local jurisdictions to move projects forward efficiently.
This is a technical role focused on design coordination, site development, and permitting—not a construction project management or field operations position.
Key Responsibilities
- Coordinate and oversee architectural, civil, and engineering plans
- Manage the permitting process from start to finish, including land disturbance, building permits, and related approvals
- Review construction drawings to ensure accuracy, completeness, and compliance
- Work with architects, engineers, and consultants to address comments and make necessary revisions
- Review geotechnical reports and construction-related testing reports, and communicate any issues to appropriate stakeholders
- Interpret codes, zoning requirements, and local regulations
- Review and coordinate submittals from suppliers, subcontractors, and contractors
- Utilize AutoCAD to review and redline plans as needed
- Coordinate topographic surveys and utility availability
- Assist in bidding and evaluation of building systems, including metal building packages
- Attend project and coordination meetings as needed
- Maintain communication with internal team members and external partners throughout the development process
Economic Incentives & Development Support
- Assist in identifying economic development incentives for project locations
- Support preparation and submission of incentive applications and grant opportunities
- Help align development efforts with available local and state incentive programs
Qualifications
- A Degree in Architecture or Engineering is required.
- Ability to read and interpret construction and engineering plans
- Familiarity with site development and permitting processes
- Excellent working knowledge of AutoCAD (plan review and redlining)
- Understanding of codes, zoning, and regulatory requirements
- Strong organizational and communication skills
- Ability to manage multiple projects and priorities
Preferred Experience
- Experience working with commercial or industrial development projects
- Exposure to permitting and land development processes
- Familiarity with utility coordination and site infrastructure
- Experience supporting or applying for economic development incentives
