Maintenance Technician

Job Description: Assist Maintenance Superintendent with maintaining the physical condition of TGO properties. This includes, but is not limited to, completing daily work orders, unit turnovers and make-ready, general maintenance, grounds cleanup, snow removal, and after-hours maintenance.

Essential Duties and Responsibilities:

 Maintain the physical condition of properties according to TGO operating and safety standards.

 Perform turnover work as needed. This includes, but is not limited to, drywall repairs, painting of walls, ceilings, and trim, debris removal, carpet removal, minor plumbing & electrical repairs, HVAC and appliance troubleshooting etc. The general restoration of a rental unit to rent-ready standards as defined by TGO property specifications.

 Ensure all assigned work order requests are completed correctly and in a timely manner. This includes entering working hours and marking work orders complete on the Yardi Mobile Maintenance App.

 Ability to communicate effectively with residents, co-workers, supervisors, and vendors.

 Ability to provide after-hours and on-call maintenance services as needed. This includes serving as a dedicated on-call contact should any emergency after-hour maintenance issue arise.

 Ability to work overtime. Extended working hours should be anticipated to meet demands of properties, including seasonal issues such as snow removal, high turnover periods, etc.

 Follow all safety policies and procedures.

 Notify supervisor of any property condition affecting curb appeal and safety so that it may be addressed as needed.

 All other tasks as assigned.

Qualifications:

 Valid New York State Driver’s License

 Minimum 1-2 years of comparable work experience in property management/building maintenance

 Knowledge of Yardi Mobile Maintenance a plus

Physical Demands: Ability to lift 50 lbs. and stand for extended periods of time. Most time will be spent completing general maintenance/hands on repairs and turnover work.

Equipment: Employee should have the ability to use general maintenance equipment including power tools, ladders, paint equipment, power washer, refrigerant, carpet shampooer, blower, etc. Employee is required to have a smart phone to enter working hours into Yardi Mobile Maintenance. Position will require use of personal vehicle to travel to properties and transport tools and supplies. Mileage will be reimbursed according to current IRS guidelines.

Pay: $20.00 - $30.00 per hour
