Department: Grounds Maintenance
Position Description: Maintain and repair all buildings and related equipment and other duties as specified.
Responsibilities/Duties/Functions/Tasks:
Construction: Maintenance on all CSA buildings, i.e. roof repairs, concrete work, painting, repairs on screen, vinyl siding, drywall, windows, fencing, etc.
Storm Control: Install and remove hurricane shutters, conduct storm patrol (remove fallen trees, secure buildings and structures, etc,) and clean up after storms.
Recreation Department Assistance: Assist Leisure Services Manager for set-up and tear down for activity functions.
Miscellaneous: Perform road repair, install and replace street signs, assemble furniture, general cleaning, repair fountains, read construction plans, stock materials for all job duties.
Employee will be cross-trained in other areas and may be called upon at any time to perform jobs listed on the Grounds Maintenance Areas of Responsibility list attached.
Grounds Maintenance Areas of Responsibility
Irrigation: Design and install irrigation for new lots and entrance planters, provide maintenance on all the irrigation in the park, perform all repairs on irrigation water mains throughout the park, design and fabricate irrigation clocks, install and repair clocks and wiring, service pumps and design irrigation programs, and give estimates.
Cable TV: Install cable and internet con for new lots, repair damaged lines, install cable for CSA buildings.
Drainage: Maintain and install drainage ditches, pipes, and catch basins.
Electrical: Install and service electrical wiring in CSA buildings, build and service electrical pedestals, change batteries in smoke detectors and troubleshoot computer lines.
A/C: Repair and test electrical wires, pressure test refrigerant lines and A/C drain lines.
Plumbing: Install and service live potable water taps and lines, install and service sewer lines.
Construction Maintenance: on all CSA buildings, i.e. roof repairs, concrete work, painting, repairs on screen, vinyl siding, drywall, windows, fencing, etc.
Landscaping: Perform lawn mowing, line trimming, edging, blowing off pads, total yard replacement (sod tear-out, grading, and installing new sod), tree trimming and removal. Trimming and planting of planters, installing mulch and rock in planters, sod replacement, bush-hogging and removal of poison ivy and poison oak.
Locating: Locate utilities (water, sewer, irrigation, electrical, telephone and cable), property pins and drainage pipes.
Equipment Operators: Operate Bobcat, backhoe, track hoe, front-end loader, etc.
Animal Removal: Remove dead animals, i.e. deer, hogs, raccoons, armadillos, dogs, etc.
Storm Control: Install and remove hurricane shutters, conduct storm patrol (remove fallen trees, secure buildings and structures, etc,) and clean up after storms.
Fabrication: Perform welding (metal-arc, mig, tig, plastic, etc.).
Mechanical: Repair and service all CSA equipment, i.e. lawn mowers, automobiles, heavy equipment, etc.

- Be able to handle all aspects of operating equipment necessary to perform the job function, i.e., start, effectively utilize, turn off, etc.
- Be able to lift 50 pounds of weight frequently throughout assigned workday.
Educational Requirements: High School diploma or equivalent preferred
Experience and Background Requirements: Two years in related field
