About the role

ORLO Management is seeking a Leasing & Marketing Associate for The Grand, a large multifamily community in North Bethesda. This is a sales-forward, on-site role focused on converting qualified prospects into signed leases through exceptional tours, confident closing, and polished follow-through.

You will work alongside EliseAI, our virtual leasing assistant, to support prospect communication, lead follow-up, and tour scheduling. This partnership allows the Leasing & Marketing Associate to focus on delivering personalized tours, building relationships, closing leases, and creating an exceptional prospect experience.

We also use Entrata as management software

Primary responsibilities

Sales touring and closing

• Convert scheduled and walk-in prospects into tours and signed leases
• Conduct high-quality, personalized tours of the community, models, and vacant homes
• Close with confidence - create urgency, overcome objections, and follow up the same day when a prospect does not apply on the spot
• Maintain a professional, polished presence and consistently excellent customer service

Lead and pipeline ownership

• Work the leasing pipeline daily: upcoming tours, follow-ups, and conversions
• Follow up quickly on high-intent prospects and keep outcomes accurately tracked

Lease processing and operations

• Process applications, screening, and verifications in a timely manner
• Conduct final market-ready inspections and key checks before lease signing or move-in
• Support renewals and other property-related leasing duties as assigned
• Assist with weekly marketing reports and competitor market analysis
• Check tour routes and vacant or model units at open so every showing is market-ready

Marketing

• Create and post engaging social media content on Facebook, Instagram, and other channels as directed to generate awareness and tour traffic
• Support on-site promotional programs, leasing specials, and community events
• Assist with market surveys and competitor analysis
• Help keep marketing materials, floor plans, and prospect packets current
• Flag curb-appeal or marketability issues to Management promptly
• Drive results toward occupancy goals of 96-98% and keep Management informed on traffic and conversion

Schedule

The leasing office operates seven days a week with a rotating schedule. Typical weekend hours are Saturday 10:00 a.m.-5:00 p.m. and Sunday 11:00 a.m.-5:00 p.m. Weekend shifts are paid as a full eight-hour day even when the on-site shift is six to seven hours.

What you bring

• Two or more years of multifamily leasing experience, ideally at a comparable high-rise or large community (500 units; Class A or Class B preferred)
• Proven touring and closing skills with a clear drive to lease
• Strong verbal and written communication and a polished, well-spoken professional presence
• Sales aptitude and comfort working toward goals, conversion metrics, and commissions
• Ability to work with limited supervision; self-motivated and results-oriented
• Working knowledge of Fair Housing and Civil Rights requirements
• Comfort with leasing software, CRM tools, and apps; EliseAI experience is a plus
• Social media fluency on Facebook and Instagram and willingness to create engaging community content
• Reliable transportation and a valid driver's license
• Authorization to work in the United States
