3:00 - 11:00 pm Maintenance Tech

Overview:
The Gardens Mall has an opening for a Full Time Maintenance Tech (2nd Shift - 3:00 pm - 11:30 pm)

General Building maintenance experience a plus.

JOB OVERVIEW: This job description covers most of the duties that will be assigned to the maintenance staff. The Maintenance staff responsibilities below are not limited to this list. Other tasks and duties may be assigned by other managers. Maintenance positions require a hands-on approach to general building maintenance, with some physically demanding tasks. Job safety should be considered a priority, as such it is always the responsibility of all employees to work and operate in a safe manner.

The primary function of the Maintenance Technician is to provide for efficient operation of all HVAC, electrical, Plumbing and control equipment through hands on preventative maintenance and the use of repair skills. At times, this individual would also be responsible for troubleshooting and repairing various mechanical systems within the center.

DUTIES AND RESPONSIBILITIES:

· Operate high lift, sweeper truck, golf carts and various other equipment.

· Assist Marketing & Guest Services departments as required with set ups, take downs,

· Supplies, inventory, displays, events, shows, Spring and Winter Décor.

· Assist Management Office and all departments as directed.

Interior Maintenance Technician Duties:

· Relamping, fixture repairs of all lights.

· Preventive maintenance, repairs of public restrooms, office restroom and breakroom.

· Monitor cooling towers, pumps, motors, HVAC units and all related equipment.

· Respond to Tenant calls and complaints.

· Set up and take down of Special events. Staging, tables, chairs, etc.

· Set up and take down of community room scheduled events.

· Inspect and clean roof and roof drains of debris.

· Complete the daily, weekly, and monthly inspections forms as assigned.

· High dusting in mall.

· Painting as required. (To be performed in high quality workmanship manner)

· Tile repairs as required.

· Inventory of parts, supplies, and equipment.

· Maintain, organize and clean various storage areas.

· Maintain, organize and keep maintenance Shop areas, including the Maintenance Garage, clean and in an orderly fashion. Free of debris and trash.

· Report to supervisor shop items needed for supplies and stock as needed for Maintenance Shop.

Exterior Maintenance Technician Duties:

· Empty trash receptacles, clean public entries on weekends, holidays, and as required.

· Sweep parking lot, ring roads and vehicle entries.

· Clean Service courts, except for Major Department stores.

· Pressure wash/clean sidewalks, public entries, building and signs.

· Lamp replacement, fixture repairs of all lights.

· Preventive maintenance of Sweeper truck, golf carts, lifts

· Preventive maintenance of electrical and gas-powered equipment.

· Maintain, repair and replace exterior signage.

· Must be able to work throughout the facility and on the roof where there is prolonged exposure to dust, dirt, chemicals, weather etc. and prolonged standing, walking, stooping and lifting.

· Public Relations

A. It is the responsibility of the Building Maintenance to provide ongoing public relations to all tenants and patrons.

B. Employees are responsible for being knowledgeable as to the location of all stores and public services in the center and to be willing and able to offer direction and/or assistance when the need arises.

C. Employee will follow the departmental organizational chart reporting to the proper supervisor and manager as needed.

D. Employee will complete all assigned tasks as directed either verbally or in writing/work order, within the scope of this job description.

E. It is always the employee’s responsibility to maintain safety working practices and wear proper Personal Protective Equipment (PPE) as required/needed. Report all safety related concerns to your supervisor or manager immediately.
