Groundskeeeper

Position Summary:

The GROUNDSKEEPER is responsible for the overall upkeep of the property grounds, amenities, building exterior, leasing office, and parking lots in order to enhance and maintain the property’s curb appeal. The GROUNDSKEEPER walks the property on a frequent basis to remove litter, debris and pet droppings from the grounds.

Core Job Duties & Responsibilities

• Keep grounds neat and free of litter; e.g. rakes, sweeps, shovels as circumstances warrant.
• Performs work area clean up and safety related duties.
• Performs “trash- out duties at vacated apartments on a daily basis. Removes all abandoned furniture, trash, boxes, etc. Transfers to dumpster or storage area, whichever is applicable.
• Helps clean and maintain storage areas.
• Assist with “Make-ready duties when requested by the Manager or Maintenance Supervisor.
• Distributes resident communications; e.g., upcoming events, pest control invoices, newsletters
• Maintain cleanliness and security of dumpster area.
• Collect and dispose of pet waste on the property including dog parks (where applicable)
• Responsible for watering grass and plants in efforts of maintaining property’s landscaping.
• Report work related problems and request supplies as needed.
• Maintain and clean individual work station.
• Maintain and clean all signs on the property, exterior walkways, sidewalks and parking lots
• Remove any loose trash on the property.
• Provide assistance to maintenance staff as needed
• Checks and replaces exterior lighting on a regular basis
• Performs "trash-out" duties at vacated apartments. Removes all abandoned furniture, trash, boxes. Transfers to dumpster or storage area, whichever is applicable.
• Assists with apartment "make-ready" duties when requested by the Manager or Maintenance Supervisor.
• Distributes resident communications to residents; e.g., upcoming events, pest control notices, newsletters.
• Performs any additional duties assigned by Maintenance Supervisor and Manager.
  
  

Requirements

Education

High School Graduate/GED / Equivalent Work Experience

Specialized Skills & Knowledge

• Must be able to work in a fast-paced and customer service-oriented environment
• Understanding of computer systems, web applications and software.
• Performs duties under pressure and meets deadlines in a timely manner
• Works as part of a team.
• High degree of flexibility with the ability to work independently
• Excellent organizational, presentation, interpersonal, written and oral communication skills
• Proven ability to engage quickly with individuals in an outgoing, friendly manner, and build and maintain relationships with business leaders
