The Galesi Group is seeking an experienced property management and operations professional to lead its Industrial Parks Operations Division. The ideal candidate will have extensive experience managing industrial real estate assets and overseeing the daily operations of a property management team consisting of skilled and semi-skilled maintenance technicians.
Primary Responsibilities
- Oversee daily operations and maintenance activities across a portfolio of industrial parks and facilities
- Supervise, train, and manage maintenance personnel, contractors, and vendors
- Prioritize and coordinate preventative maintenance, repairs, and emergency response activities
- Develop and maintain strong relationships with tenants, customers, contractors, and municipal agencies
- Ensure properties are maintained to company standards with a strong emphasis on safety, cleanliness, and operational efficiency
- Coordinate building inspections, compliance programs, and regulatory requirements
- Manage service contracts, vendor relationships, and contractor performance
- Assist with tenant improvements, move-ins, and operational support for industrial users
- Monitor and maintain building systems including HVAC, electrical, plumbing, fire protection, lighting, and security systems
- Coordinate snow removal, landscaping, paving, waste management, and other site services
- Develop and manage operating budgets, capital improvement plans, and maintenance schedules
- Prepare and track capital projects, equipment replacements, and facility upgrades
- Maintain inventory of tools, supplies, parts, and maintenance equipment
- Respond to tenant service requests and ensure timely issue resolution
- Conduct regular property inspections to identify maintenance, safety, and operational concerns
- Promote a positive, team-oriented work environment focused on accountability, communication, and professionalism
- Ensure compliance with OSHA standards, environmental regulations, and company safety policies
- Maintain accurate records, work orders, maintenance logs, and operational reports
Qualifications
- Minimum 7–10 years of industrial property management, facilities management, or operations experience
- Experience supervising maintenance teams in an industrial or warehouse environment
- Strong understanding of industrial building operations and systems
- General knowledge of mechanical, electrical, plumbing, HVAC, and fire protection systems
- Experience with budgeting, capital planning, vendor management, and contract administration
- Strong leadership, organizational, and problem-solving skills
- Ability to prioritize multiple projects and operational needs in a fast-paced environment
- Excellent communication and tenant relations skills
- Proficiency in Microsoft Office and property management or maintenance management software
- Commitment to workplace safety, customer service, and operational excellence
Experience with industrial parks, warehouse/distribution facilities, manufacturing properties, and large-scale site operations is strongly preferred.
Pay: $80,000.00 - $90,000.00 per year
