What are the responsibilities and job description for the PROPERTY MANAGER position at The Fulton Group?
Property Manager
The Fulton Group | Grand Rapids, Michigan
$45,000-$55,000 per year | Full-time | In person
Entry-level opportunity | Paid training provided
Great with people? Love making things happen?
Let's put that energy to work! At The Fulton Group, your day might start with a property tour, shift to creating a standout listing, and wrap up helping a tenant get ready for move-in. You'll meet people, solve problems, and see the results of your work.
We're looking for an entry-level Property Manager with initiative, strong people skills, and the kind of follow-through that makes everyone's day easier. No prior real estate experience? No problem. We'll provide paid, hands-on training as you learn alongside our Leasing Manager and Operations Manager.
This is a salaried career opportunity, not a commission-only sales role.
Why you'll be excited to join
- A steady salary. Earn $45,000-$55,000 per year, based on job-related skills and experience.
- Get paid to learn. Build practical skills in leasing, marketing, tenant relations, and property operations through hands-on training and guidance.
- Room to grow. Develop your skills, take on greater responsibility as you learn, and bring ideas that help our team and business improve.
What you'll make happen
- Turn inquiries into new tenants. Respond to calls, texts, emails, and walk-ins; ask good questions; lead property tours; and follow up with prospects.
- Keep leasing moving. Work with management on applications, screening, lease paperwork, signings, renewals, and rent-rate discussions. Complete required training and follow company screening and fair housing practices.
- Make our properties stand out. Help create listings, photograph spaces, update our website and social media, support email campaigns and online review responses, and participate in campus or community marketing events.
- Stay one step ahead. Track leads and next steps in our customer relationship management system, anticipate vacancies, and share leasing activity and market trends with the team.
- Make move-in day a good day. Coordinate move-ins and move-outs with tenants, cleaning crews, maintenance staff, and teammates. Plan ahead so properties are ready and everyone knows what's next.
- Be someone tenants can count on. Listen to concerns, coordinate repair requests, and work with our Leasing Manager and Operations Manager to resolve issues professionally.
- Keep the details from slipping. Work with operations and accounting, maintain accurate records, and help improve our Leasing Playbook and day-to-day processes.
You'll feel right at home here if...
- You enjoy meeting people and building trust, whether you're on a tour, on the phone, or writing an email.
- You take initiative, juggle priorities, and follow through without needing constant reminders.
- You stay respectful and solution-focused when conversations get difficult.
- You welcome feedback, support your teammates, and notice small details before they become big problems.
- You're comfortable with everyday technology and eager to learn new systems.
Experience in customer service, hospitality, retail, sales, marketing, or property management can be a great starting point. We welcome applicants starting their careers and those bringing transferable skills from another field.
Two seasons. One team.
October-April: Tours, leasing, and renewals take center stage.
May-September: More of your focus shifts to move-out and move-in planning and coordination.
Leasing, tenant communication, and day-to-day operations continue year-round. You'll spend time in the office and at local properties, working with the team to keep things moving.
Your impact will be easy to see
Prospects hear back promptly. Tenants know what to expect. Records stay current. Move-ins run smoothly. Your planning and follow-through help the team work toward its goal of 100% occupancy.
Ready to open some doors?
Apply through Indeed with your resume. No lengthy cover letter needed. We're interested in your initiative, reliability, communication skills, and willingness to learn - not just your previous job titles.
