Responsibilities
- Lead and support property staff, ensuring the team is fully engaged and aligned with company goals.
- Oversee recruitment, onboarding, and training of office and maintenance teams on company systems and operational processes.
- Provide mentorship, coaching, and performance management to achieve leasing, occupancy, retention, and financial targets.
- Drive leasing performance through market analysis, pricing oversight, and occupancy strategies.
- Collaborate with senior management to establish budget and revenue goals, maintaining open communication and accountability.
- Manage property budgets and financial reports with accuracy and attention to company objectives.
- Maintain strong team engagement and foster a positive, high-performing workplace culture.
- Address and resolve resident and property issues professionally and in accordance with company standards.
- Oversee vendor and contract management to ensure quality service and cost control.
- Manage required reporting (leasing activity, financial performance, budget planning, and forecasts).
- Stay informed on local market trends and competitive properties, adjusting strategies as needed.
- Monitor team performance, resident satisfaction, and budget adherence; make data-driven recommendations for improvement.
- Partner with leadership to align operational strategies with company goals.
- Ensure full compliance with state and local housing laws, fair housing regulations, and company policies.
- 3–5 years of progressive residential property management experience (Charlotte market experience preferred).
- Proven success in leasing, mentoring, and developing onsite teams.
- Strong knowledge of leasing operations, vendor management, budgeting, and compliance with NC housing and fair housing laws.
- Demonstrated ability to onboard, train, and coach teams for operational excellence.
- Proficiency with property management software (Yardi preferred).
- Bachelor’s degree in business, real estate, or related field preferred (equivalent experience accepted).
- Excellent communication, problem-solving, and organizational skills.
- CAM, CPM, or similar professional designation preferred.
