This Role is about Ownership
We are not hiring a Maintenance Manager. We are hiring the individual responsible for the condition, preservation, and operational reliability of a historic oceanfront hotel. This role requires someone who can see what others miss, fix what others overlook, and prevent what others react to.
What you will be accountable for
· The physical condition of the entire property with no exceptions, including keeping all guest-facing areas maintained to a clean, fully functional standard at all times.
· Upkeep of all exterior areas including grounds, salt-water pool, walkways, decks and oceanfront exposure zones.
· Full control and performance of all outsourced vendors and contractors.
· Preservation of the hotel’s historic character and architectural integrity.
· Protection against coastal impact (salt, moisture, storms).
· Flawless execution during events and high-demand periods.
· Preventive maintenance with no tolerance for deferred work ensuring reduction of emergency repairs.
· Compliance with all safety and regulatory standards including OSHA.
What Success looks like
· Guests never notice maintenance issues.
· Guest rooms remain available for sale with minimal downtime due to maintenance.
· Vendors perform exactly as expected with no rework and no excuses.
· The property improves over time, not deteriorates.
· Problems are solved before they become visible.
· Events to run with zero technical disruption.

Your Background
· 5–10 years in engineering or facilities leadership.
· Experience managing outsourced maintenance operations.
· Boutique, luxury, or historic property experience preferred.
· Strong technical knowledge of HVAC, electrical, and plumbing systems.
· Certified pool operator (CPO), certification to be provided within 90 days of employment.
· Must have reliable transportation.
