What you will do:
- Responsible for the timely completion of the project and ensuring that the project is constructed in strict accordance with plans, specifications, and local codes.
- Schedule all subcontractors, consultants, and vendors in critical path (with project team) to ensure timely completion.
- Perform quality control duties and responsibilities regarding the work being performed in accordance with plans and specifications.
- Establish and enforce job site quality control programs to ensure quality completion of construction.
- Ensure that subcontractor is fully executing and complying with his contracted scope of work.
- Communicate with project team regarding ASI’s, RFI’s, and material submittals.
- Coordinate required inspections with local jurisdictions.
- Identify subcontractor non-compliance with safety, health, and environmental quality standards and take appropriate steps to correct non-compliance.
- Identify conflicts in construction progress and communicate them to project team for resolution.
- Maintain daily log of activities on the jobsite using companies project software.
- Ensure subcontractor has corrected all deficiencies identified by project team.
- Walk all areas on project daily to monitor activities and assist in future planning.
- Preside over weekly subcontractor meetings designed to coordinate the work.
- Issue notices of non-compliance to subcontractors regarding quality of work or scheduling.
- Perform job progress and completion punch list identification and completion.
- Prepare daily reports to maintain accurate project documentation.
- Arrange for labor, tools, equipment, and other supplies needed to perform General Conditions work or other items as determined by project team.
- Prepare timesheets for all labor, if applicable, and other on-site staff.
- Manage workforce efficiently to render jobsite safe and clean, and to assure all areas are ready for trades to perform their work as scheduled.
- Review construction drawings to understand design intent, identify potential conflicts, and provide suggestions for improvement where possible.
- Perform quality inspections in accordance with company quality control systems; participate and guide project quality control from kick-off until final turnover of the project.
- Monitor safety compliance on jobsite.
- Perform other duties as assigned by management, including but not limited to participating in preplanning for future jobs, conducting evaluations of trade performance, completing project close-out reports, and overseeing completion of post-occupancy repair work.
What you should have:
- DOB NYC Licensed Superintendent required.
- 6-10 years of Project Superintendent experience, required.
- Thorough knowledge of construction trades and respective union, nonunion and prevailing wage requirements.
- Ability to read and interpret documents such as site safety plans, operating and maintenance instructions, and procedure manuals.
- Ability to safely navigate a construction site which will include the following: climbing ladders and stairs, use of job hoists, inclement weather conditions, hazardous/cluttered and dark areas.
- Excellent communication abilities, both oral and written, plus active listener
- Knowledge of construction budgeting best practices
- Strong planning skills, including design execution, resource allocation and contingencies.
- Understanding of construction equipment, including safe operating practices and maintenance
- Comprehends local, state, and federal construction regulations.
- Great problem-solving and decision-making skills
- Effective leadership abilities, able to motivate team, set goals and resolve conflicts.
- Organizational skills, including time management, delegation, prioritization, and multitasking.
- Bachelor’s degree in a relevant construction-related discipline, such as construction management, engineering or architecture, a plus
- NYC High-rise residential experience a plus.
- NYCHA renovations a plus.
- Gut renovation in residential housing, a plus
- NYC affordable housing experience a plus
Salary Range:
$125,000 - $195,000
The pay range for this role is $125,000 to $195,000. Actual compensation packages are based on several factors that are unique to each candidate, including but not limited to skill set, depth of experience, certifications, and specific work location. This may be different in other locations due to differences in the cost of labor.
