Senior Project Manager – Land Development

Divine Group is seeking an experienced, driven Senior Project Manager to lead residential and mixed-use land development projects throughout the Upstate. This role is ideal for someone who can take ownership of a project from due diligence and entitlement through horizontal construction, lot delivery, and closeout.
You will work directly with executive leadership, consultants, municipalities, builders, and contractors to keep projects moving—on schedule, on budget, and at a high standard.
What You’ll Be Responsible For
- Lead land-development projects from acquisition and due diligence through final lot delivery.
- Coordinate civil engineers, surveyors, geotechnical teams, environmental consultants, utilities, municipalities, and contractors.
- Manage entitlement, rezoning, annexation, permitting, construction plans, approvals, and agency coordination.
- Build and maintain project budgets, schedules, bid packages, scopes, and cash-flow projections for leadership review.
- Oversee horizontal construction, including grading, utilities, stormwater, roads, erosion control, landscaping, and punch-list completion.
- Conduct regular site visits and proactively identify schedule, quality, safety, and cost issues.
- Review contractor pay applications, change orders, invoices, draw packages, and supporting documentation.
- Communicate project status, risks, decisions, and upcoming needs clearly to ownership and internal teams.
- Support land acquisition analysis by evaluating feasibility, utilities, jurisdictional requirements, development costs, and timelines.
- Maintain organized project files and reporting through Procore, Bluebeam, Excel, MS Project, and related systems.
What We’re Looking For
- 2 years of relevant experience in land development, civil construction, residential development, or a similar project-management role.
- Strong working knowledge of site development, municipal approvals, utilities, stormwater, and horizontal construction.
- Ability to read and interpret civil plans, plats, contracts, bid proposals, and construction documents.
- Highly organized, accountable, and comfortable managing multiple active projects at once.
- Strong financial and analytical skills, including budgets, bid comparisons, schedules, and cost tracking.
- Excellent communication skills and the confidence to lead consultants and contractors.
- Proficiency in Excel; experience with Procore, Bluebeam, and MS Project preferred.
- A practical, solutions-oriented mindset with pride in keeping job sites clean, active, and progressing.
