We are seeking a reliable and skilled Maintenance Supervisor to oversee the maintenance operations of our properties. As a Maintenance Supervisor, you will be responsible for managing a team of maintenance technicians and ensuring the efficient and effective maintenance of the properties.

Responsibilities:

  • Supervise and lead a team of maintenance technicians, providing guidance, training, and performance feedback. Assign work orders and prioritize tasks to ensure timely completion.
  • Oversee the maintenance and repair activities for all aspects of the properties, including HVAC systems, plumbing, electrical, appliances, grounds, and common areas. Ensure that maintenance work meets quality standards and complies with safety regulations.
  • Develop and implement a preventive maintenance program to proactively address maintenance needs and minimize downtime. Schedule regular inspections and maintenance activities to identify and address issues before they become major problems.
  • Receive, review, and prioritize work orders from residents or property management. Coordinate with the team to schedule and complete maintenance tasks in a timely manner. Update work order status and maintain accurate records.
  • Coordinate with external vendors and contractors for specialized maintenance and repair services. Obtain competitive bids, negotiate contracts, and ensure compliance with contractual obligations.
  • Assist in developing and managing the maintenance budget. Monitor expenses, control costs, and recommend cost-saving measures while maintaining the desired level of property maintenance and appearance.
  • Communicate with residents regarding maintenance issues, repairs, and service disruptions. Provide prompt and courteous responses to resident inquiries and concerns.

Qualifications:

  • High school diploma or equivalent (some college or technical training preferred).
  • Proven experience in multifamily property maintenance or a related field.
  • Strong knowledge of building systems, including HVAC, plumbing, electrical, and appliances.
  • Previous experience in a supervisory or leadership role.
  • Excellent problem-solving and decision-making skills.
  • Strong communication and interpersonal skills.
  • Ability to effectively prioritize tasks and manage time.
  • Knowledge of safety regulations and best practices.
  • Proficient in computer systems and property management software.

Work schedule:

  • Full time – Monday to Friday
  • Emergency on-call required.
