Position Overview

The McCormick Development Manager reports to the McCormick General Manager, and will execute and oversee all McCormick Communities and McCormick Development Corp civil construction in conjunction with TCG Principals and the McCormick partnership. The role will involve between 2-5 separate civil construction projects per year in the field and 2-5 pre-construction processes per year, ranging from single-family plat development to commercial site development and large public utility and traffic infrastructure.

Summary

The McCormick Development Manager is responsible for managing an array of tasks and processes relating to the McCormick Master Plan Development.

Roles & Responsibilities

Responsibilities may include:

General Construction Management Duties

  • Site Presence – the Development Manager is expected to be onsite a minimum of three days per week during construction season.
  • Manage and oversee construction projects, inclusive of both plat development and offsite infrastructure. Includes CPM scheduling at the individual project level and at the rolled-up master plan level, contract management, budget update and review, cash flow forecasting, weekly (at minimum) site meetings and visits, and invoice review and coding.
  • Function as the primary point of contact for all general contractors and other sitework vendors.
  • Manage and oversee all ongoing pre-construction activities, including estimating, plan review and value engineering, quantity takeoff, contract negotiation, conceptual scheduling, and resource management.
  • Manage and review all ongoing special inspections, including geotechnical, asphalt, and concrete.
  • Drive project closeout processes with local municipalities and governing bodies, including final inspection punch lists, as-built processes, and bond transitions and removals.
  • Drive project startup processes with local municipalities and governing bodies, including permit issuance, pre-construction meetings, and document submittals.
  • Manage ongoing permit conditions and requirements for all construction projects at the local, state, and federal levels, including land modification, NPDES, dam safety, wetland fill, FPA, and building permits.
  • Provide support to McCormick Leadership team (Nick Tosti, Greg Krabbe, Michael Eney, and Tyler Schnebele) with other entitlement start-up and closeout processes, including bonding, bill of sale, and final plat review.
  • Manage sales transitions for builders.
  • Implement and manage appropriate system upgrades to the McCormick Management Playbook.

Other Duties

  • Work closely with TCG Principals to improve scheduling processes and guidelines.
  • Work closely with TCG Principals to collaborate on and support resource management implementation.
  • Research technology improvements regarding scheduling, proofs, submittal management, and resource management.
  • Collaborate with TCG Principals and other members of the TCG team on TCG-wide construction management initiatives, which may include cross-collaboration with TCG and its subsidiaries.

Skills & Experience

Desired Experience (not all of the below are required)

  • (5-7) plus years’ experience in civil construction industry with core construction management duties.
  • Project Engineer experience with civil contractor.
  • Past employment with development firm or civil contractor with plat experience.
  • Project Engineer experience in a Civil or Geotechnical firm.

Skills (applicant should be proficient in below)

  • Microsoft Office, particularly excel and word.
  • AI LLMs, particularly Claude and Gemini
  • Bluebeam Revu
  • CPM Scheduling, Smartsheet or Microsoft Office
  • Reviewing AutoCAD files.
  • Working knowledge of land surveying principles, including boundary, topographic, and ALTA surveys, legal descriptions, and plat documents.

Pay: $110,000.00 - $150,000.00 per year

Salary : $110,000 - $150,000
