- $24.00/hour, non-exempt.
- Must speak English.

- A criminal background and a credit check are required prior to hire, cannot have a criminal record.
Summary:
You will be doing common area and building facilities maintenance and housekeeping tasks within a residential condominium high-rise building in Lakewood. The ability to work independently and accomplish your tasks in a timely manner are critical. Professional and responsive communication and customer with The Coral Company team, residents, client and vendors is required.
RESPONSIBILITIES:
- Provide quality customer service to all residents at all times.
- Diagnose maintenance related problems and recommend repair in areas such as HVAC, electrical, plumbing, carpentry, dry wall, painting, roof, parking areas, & structure.
- Monitor all life safety & HVAC equipment; document and notify Property Manager of any necessary repairs.
- Respond to after-hours emergency maintenance requests as required, or when requested by team leadership.
- Assist in preparing for property inspections.
- Provide access to community when necessary.
- Maintain exterior of the building, entrances, and all common areas to ensure they are free of trash, snow/ice, debris or obstacles that may pose a safety threat.
- Perform housekeeping and janitorial tasks as needed.
- Daily property inspections to be completed of all common areas such as hallways, stairwells, interior lights and recreation areas to ensure quality aesthetic appearance, safety and operational requirements.
- Light painting of fixtures, walls, rails, and doors.
- Maintain & ensure all work shop areas & basement units are in a clean & orderly fashion.
- Track inventory of all supplies and equipment.
- Maintain a to-do list.
- Responsiveness.
- Provide team leadership with updates on projects on an as needed basis.
- Provide quality customer service to all residents at all times.
- All other duties assigned by team leadership regarding maintenance, housekeeping, interior & exterior appearance, unit owner/resident customer service, or vendor/contractor relations.
REQUIREMENTS:
- 3-5 years residential maintenance and housekeeping experience preferred
- Some vocational education, training, or certification carpentry in HVAC, electrical, & plumbing preferred.
- Strong knowledge and hands-on experience, including troubleshooting capabilities, of carpentry, HVAC, electrical, & plumbing, landscaping, housekeeping, safety and security, general maintenance and construction.
- Must be available on-call after hours, weekends and holidays to respond to emergencies and seasonal needs.
- Highly attentive to details.
- Effectively communicate on a regular basis with management.
- Maintain regular attendance in the workplace.
- Collaborate and work as a team.
- Strong organization and priority setting skills.
- Able to self-manage time and projects in order to meet deadlines, and often while working independently.
- High-level customer service experience.
- Must speak English.

EDUCATION AND SKILLS
- Formal training in building HVAC, plumbing and electrical a plus.

WORK CONDITIONS
- Indoor and outdoor activities with exposure to seasonal weather and the associated temperature fluctuations, airborne dust, paint & housekeeping supply fumes, and work with chemicals used in general maintenance and housekeeping work.
- Must be available to work extended hours for emergencies including evenings/weekends and holidays.
PHYSICAL & MENTAL REQUIREMENTS
- Bending, reaching, lifting, crawling, climbing, stooping, sitting, standing, walking, vision & verbal communication.
- Lift, carry, and move objects, up to 50 pounds.
