What are the responsibilities and job description for the Hotel and Resort Maintenance Supervisor position at The Coonamessett?
This position contributes to the hotel’s commitment to high-quality guest satisfaction and teamwork by safely and efficiently maintaining the property i.e. performing preventative maintenance and repairs on mechanical, electrical, kitchen, and laundry equipment. Depending on the season, he/she may directly perform maintenance tasks or delegate the work of other maintenance staff or facilities contractors. This position is responsible for maintaining the physical integrity of the property, from managing contractor vendor relationships to self-directed property improvements and maintenance.
- General repair of plumbing, HVAC units, room furniture, bathroom fixtures and tile, painting, wall vinyl, locks, television, and carpentry
- Develop and manage vendor relations to support maintenance/ facilities; identify what can be accomplished in-house as opposed to the use of vendors and similar
- Complete routine equipment checks and perform preventative maintenance on the hotel’s machinery, i.e., boilers, chiller, laundry equipment, vacuums, exercise equipment, generators as scheduled.
- Inspect and perform regular preventative maintenance to guest rooms and facilities
- Respond to guest maintenance requests in a prompt and courteous manner
- Maintain knowledge of the hotel fire alarm & sprinkler systems
- Verify daily and communicate to Guest Services about each room in Out of Order Status
- In partnership with plow contractors, maintain parking lot and entrances daily (including snow & ice removal during winter)
- In partnership with landscaping contractors, care of hotel’s grounds.
- Operate hotel equipment safely and efficiently: *Equipment may vary by location but may include: Power Washer, Carpet Cleaner, Leaf Blower, Lawn Mower, Parking Lot Sweeper, Snow Blower
Physical Demands:
Work is performed in a hotel environment. This position is physically demanding, requiring extended periods of walking, standing, bending, and lifting up to 50 pounds. Moderate levels of computer keying using both hands and viewing material on a computer screen. Extended workdays may be required to accomplish tasks and meet workload demands during peak periods.
