Job Description
Since our beginning in 1887, The Chapman House has provided the finest in senior assisted living.
We're looking for a full time Maintenance Worker to performs general maintenance and janitorial services throughout the building. They are also responsible for keeping grounds and building well maintained and safe for residents, staff and visitors.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Performs general maintenance, repairs, and upkeep of building and grounds including, but not limited to: painting, carpentry, repairs, lawn care, assisting with minor mechanical problems, plumbing adjustments, snow removal, keeping building/grounds free from refuse and litter, and placing gravel/salt on ice to prevent falls or injuries. All work to be done in a prompt and timely manner.
- Reports all maintenance needs relating to the building or grounds to the Maintenance Director as needed.
- Keeps work areas orderly, clean and safe.
- Use and properly stores tools and equipment in a safe manner.
- Maintains project work records and information pertinent to repairs done to the building/grounds.
- Carries out preventative maintenance on equipment as directed,
- Inspects mechanical and safety equipment monthly and keeps records of such inspections, including water temperature and other things as directed by the maintenance director or administrator.
- Performs monthly tests on smoke detectors, fire pulls, emergency lights and the generator as directed.
- Assists with compliance of OSHA standards and Maine life safety and fire codes.
- Performs housekeeping duties in all areas of the facility including common areas and resident rooms
- Assists with the proper storage of product deliveries as needed
- Other duties as assigned
QUALIFICATIONS NEEDED FOR POSITION:
Experience and Skill Requirements:
- At least two years of prior experience in general maintenance are preferred. Experience with the use of light tools and carpentry.
- Experience with maintenance tasks and trouble shooting, diagnosing problems and implementing solutions.
- Must have a familiarity with common tools, power tools, tape measures, Etc.
- Ability to follow general safety guidelines, instructions and written policies/ protocols.
- Maintain a calm and professional presence while handling and responding to incidents.
- Effectively communicate and collaborate with other team members, vendors, families, residents. Including verbal and written communication.
- Efficiently manage time and prioritize tasks to meet deadlines.
Education/Knowledge Requirements:
The following education requirements are considered essential:
- High school diploma or the equivalent preferred.
- General knowledge of building and related systems maintenance, as well as grounds maintenance.
- Knowledge of ground maintenance equipment: how to use it safely and maintain it.
